Job Title: Maintenance Tech I Employment Status: Full-Time, Non-Exempt
Department: Maintenance Regular hours: M-F, 8:30 – 5:00
Reports to: Maintenance Supervisor
SUMMARY
Under the direction and general supervision of the Maintenance Supervisor, the Maintenance Tech performs all the duties of a Turn Tech plus troubleshoots plumbing, carpentry, and electrical issues in occupied and unoccupied residences.
ESSENTIAL FUNCTIONS
- Reads and understands Work Orders to be performed.
- Obtains necessary materials to complete Work Orders.
- Performs all duties of a Turn Tech.
- Troubleshoots and repairs plumbing, carpentry and electrical issues
- Utilizes a variety of hand and power tools.
- Maintains and cleans products and equipment used on a daily basis.
- Maintains work areas in a clean and well-organized manner.
- Completes all projects within timeframe allowed.
- Completes all assignments in accord with the “One and Done” philosophy.
- Asks tenants if they are satisfied with the work performed.
- Prepares and maintains accurate work records in accordance with Department procedures.
- Performs all work safely in accordance with OSHA and Company standards.
- Attends Department meetings as required.
- Follows Company policies and procedures including Employee Handbook and operating procedures.
- Works inside and outside in a variety of weather conditions. Travels to job sites in a variety of weather conditions. Must be able to stand, bend, climb ladders and kneel. Must be able to lift objects unassisted weighing up to 50 pounds on a frequent basis. Must have efficient eyesight to accurately and professionally troubleshoot and repair tenant issues.
- Maintains excellent attendance to ensure responsibilities are met. Normal work week is Monday through Friday, but can be called upon to complete projects on weekends and/or holidays. On call ____________________ .

MINIMUM REQUIRMENTS
- Must be able to read instructions and communicate effectively in English
- High school education or GED
- 4 years experience in several trade skills
- State Driver’s License
- Demonstrated ability to operate hand and power tools related to several trades
- Demonstrated ability to apply common sense and reasoning to solve problems
- Commitment to project completion
