Job description

Nature of Work **Disclaimer-if the position is filled after July 1, 2026, then the job opportunity will not be in the classified service ** The Transportation Realty Agent Trainee in this position reports to the District Five Right of Way Office at the District Five Headquarters in Mineral County. The selected applicant works at the entry level in a training capacity in the Department of Transportation following a formal schedule of classroom and field training designed to prepare the candidate for assessment of value for real property, property rights acquisition, relocation assistance, property management, and right-of-way engineering and surveying. Work may involve simple negotiations, appraisals on non-complex, low-value property, or related-level property management or relocation work.

Performs related duties as required. Pay Grade 12 Typical Duties and Responsibilities Attends classes on fundamentals of real property appraisal, real property rights acquisition, relocation assistance, property management, and right-of-way engineering and surveying. Accompanies higher-level Realty Agents while the latter complete their assigned functions in the field and/or office.

Researches real property sales data from courthouse records for use in making real property appraisals. Verifies prices for real property as they are reflected in courthouse records and ascertains conditions surrounding such sales by contact with the buyers and sellers. Assists occupants of real property being acquired by the Department of Transportation in finding adequate replacement property through personal contact.

Gathers data from contact with real estate brokers and newspaper advertisements concerning real property available on the open market for use by higher-level Realty Agents engaged in making replacement housing cost determinations or determining the fair rental or purchase value of properties. Travel may be required; therefore, a valid driver's license is required. Skills and Knowledge Knowledge of basic math and economic principles.

Skill in the use of a variety of desktop software for presentations, spreadsheets, graphics, and website development and maintenance. Ability to note errors in detailed documents. Ability to learn real property appraisal, real property rights acquisition, relocation assistance, property management, and right-of-way engineering and surveying theories and techniques.

Ability to compile, document, and present facts, and to use judgment in their interpretation. Ability to communicate effectively, both orally and in writing. Minimum Requirements REQUIRED TRAINING/EDUCATION Bachelor's degree from a regionally accredited college or university.

Substitution: Full-time or equivalent part-time paid experience in appraisal or appraisal review, negotiation, real estate management or real estate sales, relocation, or right-of-way experience may substitute for the required training/education through an established formula. REQUIRED EXPERIENCE This is the entry level classification in this series. No prior experience is required.
