Summary

The Project Manager is responsible for planning, directing, and managing all activities of a project to ensure costs, schedule, document control and quality standards are met. The Project Manager oversees the organization, scheduling and completion of flooring projects following Company standards and best practices. The Project Manager has responsibility for monitoring, influencing, and achieving positive financial results on each project. They are also responsible for ensuring their team has provided the Field managers and subcontractors all the tools and resources needed to ensure projects are completed correctly, on time, on budget and follow quality standards.

Essential functions

Provide leadership and training to Assistant Project Managers. 

Collaborate with the field managers aligned to their jobs, sets clear expectations, and ensures they have the information necessary in ProCore to manage the job effectively. 

Effectively communicates with their project teams to plan, organize and direct all activities related to assigned flooring contracts (includes reviewing drawings, scope of work, estimate and specs to become completely familiar with project), identify lead times and critical items.

Develops a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources.

Responsible for ensuring creation of full labor SOV and working with SR Project Manager, Director of Projects and Field Operations on labor targets prior to negotiating with Sub-Contractor.

Ensures there are effective "kick-off" meetings with internal team to discuss job in detail with documentation per SOP (after mock up stage when ready to assign labor). 

Ensures that Pre-Con Meetings take place 2-3 weeks prior to job. These meetings must include field Operations. 

Manages day to day operational and tactical aspects of multiple projects.

Accurately forecasts revenue, profitability and project costs achieving goals set for projects.

Proactively identifies changes in project scope and/or revenue and ensures appropriate measures are taken. Manages pricing of changes to GC.

Tracks and controls project schedule and associated costs to achieve completion of projects within time and monies allocated.

Reviews project status with team on a regular basis.

Updates SR PM regularly on status of all jobs in full production and takes an active approach in working with Operations to resolve and address issues.

Responsible for overall material management of the job

Plans, implements, tracks and closeout of projects including any final negotiations with GC. Conducts project close out meetings.

This position is on-site in Timonium MD, with travel to client sites in the VA, DC, MD region. 

Workdays are Monday through Friday. 

Physical Demands

Operate a computer and other office productivity machinery.

Occasionally move product boxes up to 20 pounds for various needs.

Travel required

50% travel required. 

Required qualifications 

Bachelor's degree or equivalent experience in Business

3-5 years' of Commercial construction experience

Strong networking and project management skills

Excellent written and verbal communication skills

Successful previous experience as a project manager, consistently meeting or exceeding targets

Demonstrated ability to communicate, present and influence credibly and effectively at all levels of the organization

Strong business sense and industry expertise

Excellent mentoring, coaching and people management skills

Preferred qualifications

Construction: 3-5 years (Required)
