Job description

COMMERCIAL MAINTENANCE TECHNICIAN ASSISTANT
SUMMARY
This position will cover multiple properties owned by the company, including multi-family housing. The goal is to maintain all properties to be presented with a high standard in curb appeal. Perform work involving the skills of an additional maintenance tech or craft occupations to keep mechanical equipment, or the structure of the properties in good repair. Prevent losses of damage by reporting irregularities. Duties will involve, but not limited to: parking lot assessment, trash removal, addressing trespassers at the properties, landscape/irrigation assessment and address any repairs needed, cleaning of commercial building flat roofs/scuppers, report necessary repairs. Evaluate if any outside vendors need to be contacted for repair. Check all parking lot lights and report outages to property manager. Will be responsible for replacing lights on buildings as necessary. Provide part-time labor and support to maintenance technician that is on-site at apartment complex. Attend all continuing education and safety courses that support this position. Attend all backflow testing at the properties, other maintenance and/or janitorial duties as required. A company maintenance truck is provided to navigate between company properties.
ESSENTIAL FUNCTIONS
  • Commercial parking lot assessments and trash removal.
  • Remove trespassers or unwanted individuals from the property. Contact relevant authorities if a crime is committed.
  • Continuous building maintenance, repair assessment as needed.
  • Roof/scupper cleaning as needed. Minimum 2x per year.
  • Inform supervisory personnel on job status and project status.
  • Monthly check for building and parking lot light outages
  • Tend to backflow tests with vendor at all properties.
  • Removal and installation of interior apartment doors and trim.
  • Sheet rock repair, prime & painting where required.
  • Moss removal, and seasonal snow/ice removal.
  • Commercial meter readings.
  • Irrigation and repair issues when needed.
  • Keep adequate parts, material and supplies as required for each specific location.
  • Order products through a computerized system when needed.
  • Larger project/jobs needs, communicate parts and materials in a timely manner and for Manager direction and approval.
  • Daily navigation of email and property management software to manage maintenance orders.
  • HR IS - Paycom is utilized for keeping of timecard between properties.
  • Have positive, public relations with the tenants and vendors for the properties.
  • Attend all mandatory meetings and continued education courses.
  • Report all unsafe working conditions.
  • Sycan includes a 151-multi-unit apartment complex and additional single-family homes.
  • At the Apartment complex, this position is responsible for managing the day-to-day maintenance, complex cleaning work orders, and ordering materials and supplies that are needed for the complex.
  • Following proper tracking and maintenance procedures is a requirement. This includes material and supply ordering, unit turnovers, maintenance of shop equipment location, maintaining appliance replacement spreadsheets, and any other internal processes that pertain to the organization of the complex.
  • Daily duties include inspections of the property to ensure it is in good working order, working quickly to resolve issues that arise along with emergency maintenance issues. Reports items/issues and vendor concerns to Property Manager timely.

PHYSICAL DESCRIPTION
  • Constantly standing and/or walking on stairs, tile, rubber mats covering tiles, linoleum, concrete, padded carpet, marble, gravel, etc.
  • Constant repetitive motions of stooping (bending at the waist), twisting (knees, waist, and neck), crouching (bending at the knees), and reaching (overhead/extension).
  • Frequent climbing of ladders, steps, stools, etc.
  • Frequently lifting/carrying equipment and supplies weighing average of 5 - 50 lbs.
  • Occasionally lifting/carrying equipment and supplies weighing up to 100 lbs.
  • Frequently pushing/pulling of equipment carts, equipment, and supplies weighing average of 5 - 100 lbs.

WORKING CONDITIONS
  • Working with and could be exposed to fumes, chemicals, vibrations, humidity, cold, heat, dust, liquid chlorine, refrigeration gases, chillers, pump, etc.
  • Operation of power tools and electric motors.
  • Compressors, generators, power sweepers.
  • Must adhere to safety standards and procedures.
  • Safety guards, short sleeve shirts, steel-toed boots/footwear, safety goggles, ear plugs, gloves, inhalation device, aprons, using proper lifting techniques.
  • Maintain security of work area and equipment while maintaining the level of safety required and exhibited by the Company and OSHA requirements.

MINIMUM QUALIFICATIONS
  • Experience minimum of 2 years' experience years in commercial or institutional environment.
  • Read, write, and understand English.
  • Carpentry experience and knowledge of surfaces and painting are important.
  • HVAC or plumbing or electrical skills.
  • Ability to communicate effectively with the public and other team members.
  • Valid driver license with an acceptable driving record.
  • Must pass criminal background check.
