Job description

Starting Rate - $15.00/hour DOE

Qualifications:

  • Current 3rd class operating engineer's license preferred
  • Two years of experience in physical plant maintenance or related experience in a trade, semi-skilled to skilled occupation preferred.
  • Must be able to read safety manuals, instructional booklets and other maintenance related information

Job Specific Duties:

  • Conforms to all OSHA rules as well as fully follows all safe work habits as defined in the Safety Manual.
  • In the event of a hurricane or other disaster or emergency situation, is required to be part of the Disaster Team. Depending on Disaster Team assignment, may be required to shelter in place or evacuate with the Residents and staff to the designated primary or secondary evacuation locations as per the Emergency Preparedness Disaster Policy.
  • Assists the Director of Physical Plant in carrying out all aspects of the Fire Plan including: weekly checks of the emergency generator and its entire system; monthly fire drills and operation of all fire alarms, fire extinguishers, and other emergency systems.
  • Repairs equipment and physical plant as assigned by the Director of Physical Plant.
  • Completes periodic painting of interior or exterior of Poydras Home.
  • Operates carpet extractor for purposes of carpet cleaning.
  • Operates floor buffing machine to ensure properly maintained floor surfaces, including cleaning and waxing.
  • Empties large trash containers throughout the building daily.
  • Maintains an orderly exterior by cleaning porches, parking lot, sidewalks, and exterior furnishings.
  • Checks and replaces burned-out light bulbs on both the interior and exterior of building.
  • Maintenance of HVAC filters, drain pans and pipes.
  • Cleaning of kitchen filters, floor and floor mats on a scheduled basis.
  • Maintains laundry equipment to include scheduled cleaning behind washing machines and driers to remove all dust and lint.
  • Carries out preventative and routine maintenance programs as assigned by Director of Physical Plant.
  • Performs any maintenance task which is within the safety and ability of the employee.
  • Receives supplies and non-food deliveries, assists in unpacking and storing, and notifying appropriate departments of arrival.
  • Monitors the residents' rooms and all common areas for Life Safety Code compliance.
