Portfolio Manager

Residential & Select Commercial

Iskalo Development Corp. is a Western New York commercial real estate company with a diverse portfolio across the region. Our assets include Class A office buildings (including the historic Electric Tower in downtown Buffalo), light industrial, retail centers, medical office, and multifamily properties throughout Amherst, Williamsville, Cheektowaga, Hamburg, Buffalo, Lockport, and other WNY communities.

We are hiring a Portfolio Manager to lead our residential portfolio along with select commercial properties within the Williamsville area. This is a newly defined role within an expanded Property Management department.

About the role

This Portfolio Manager owns the financial performance, tenant relationships, and lease administration for a portfolio that includes our flagship residential building (23 upperโ€‘end units on Hertel Avenue), a collection of wellโ€‘renovated single family homes in desirable Williamsvilleโ€‘area neighborhoods, and commercial properties along the Williamsville Main Street corridor and surrounding streets.

The role is uniquely positioned within our department: unlike a traditional property manager role, our Portfolio Managers are supported by a dedicated field team of Facility Managers who handle dayโ€‘toโ€‘day physical operations, and by a Tenant Services & Vendor Contracts Manager who owns tenant intake, vendor contracting, and purchase orders. This structure frees the Portfolio Manager to focus on what they do best: financial performance, tenant relationships, residential leasing, and portfolio strategy.

The role also owns residential leasing operations for the department, working directly with our EVP on residential leasing strategy and executed leases. What you will do Portfolio financial management
  • Prepare and manage annual operating and capital budgets for assigned properties
  • Review monthly financial performance against budget; investigate variances and drive corrective action
  • Prepare CAM reconciliations for commercial properties within your portfolio, in partnership with Accounting
  • Monitor rent collection and AR aging; engage tenants directly on aged balances
  • Approve property level expenditures within delegated authority; recommend larger expenditures to the Director
Tenant and property oversight
  • Serve as the primary tenant relationship owner for assigned properties, handling escalations and major tenant matters
  • Partner with the assigned Facility Manager on property condition, maintenance priorities, and vendor performance at your properties
  • Conduct routine property inspections alongside the Director and Facility Manager to ensure company quality standards are upheld
  • Enforce lease terms including insurance requirements, use restrictions, and tenant obligations
  • Respond to tenant complaints and lease compliance issues; elevate to the Director when appropriate
Residential leasing operations
  • Market available residential units, respond to inquiries, and conduct showings
  • Screen prospective residential tenants per company standards and fair housing requirements
  • Prepare residential leases and amendments for EVP signature
  • Coordinate unit turnovers including makeโ€‘ready, cleaning, and reโ€‘leasing to minimize vacancy
  • Conduct moveโ€‘in and moveโ€‘out inspections; manage security deposits per NY State law
  • Manage residential renewal cadence (typically 60 to 90 days out) with EVP approval on material rent adjustments
  • Report to the EVP on residential leasing matters including occupancy, turnover, aging AR, and market conditions
Compliance and administration
  • Maintain current knowledge of NY State residential landlordโ€‘tenant law, fair housing requirements, and local Buffaloโ€‘area ordinances
  • Ensure required documentation for security deposits, leadโ€‘based paint, and other regulated disclosures
  • Maintain organized property files, lease records, and financial documentation
  • Utilize property management, work order (Corrigo), and project management (Procore) platforms
  • Prepare monthly and quarterly portfolio operating reports for the Director of Property Management
Crossโ€‘departmental coordination
  • Work with the assigned Facility Manager on dayโ€‘toโ€‘day property operations and property book maintenance
  • Coordinate with the Tenant Services & Vendor Contracts Manager on tenant service requests, vendor contracts, purchase orders, and compliance tracking
  • Coordinate with our Construction Department on tenant fitโ€‘outs, capital projects, and unit renovations
  • Partner with Accounting on financial reporting accuracy, AR collections, and monthโ€‘end close
What we are looking for in you
  • 5+ years of residential property management experience, including direct management of multiโ€‘unit residential buildings
  • Strong working knowledge of NY State residential landlordโ€‘tenant law, fair housing requirements, and local Williamsvilleโ€‘area ordinances
  • Direct experience with residential leasing including marketing, screening, lease preparation, and unit turnover
  • Experience managing operating and capital budgets, variance analysis, and financial performance
  • Familiarity with commercial property management (lease administration, tenant relations, CAM reconciliations)
  • Excellent written and verbal communication skills
  • Highly organized with the ability to manage multiple priorities and competing deadlines
  • Ability to build effective working relationships with tenants, vendors, and internal stakeholders
  • Proficiency in Microsoft Office and property management platforms
  • Valid New York State driver's license; travel between properties required
  • Ability to work in both office and field environments
Nice to have
  • CAM (Certified Apartment Manager), ARM, or CPM designation, or active progress toward one
  • New York real estate salesperson or broker license
  • Experience with Corrigo, Procore, or similar property management platforms
  • Familiarity with the Buffalo / Hertel Avenue residential rental market
  • Experience with mixedโ€‘use properties combining residential and commercial space
  • Bachelor's degree in real estate, business, or a related field
Where you would work

This is a hybrid office and field role based in Western New York. Office work happens at our headquarters; field work spans a portfolio of residential and commercial properties concentrated in North Buffalo and the Williamsville area. Travel between properties is expected as part of normal duties.
