Tenant Managers play a key role in maintaining tenant satisfaction and ensuring properties are well-managed and profitable for owners.

Job description

Lead Fast-Paced QSR, Restaurant, Retail, TI & Ground-Up Projects Across the Phoenix Metro

Job Overview

  • Company: Birkmeyer General Contractors
  • Location: Tempe, AZ / Greater Phoenix Metro
  • Employment Type: Full-Time
  • Compensation: $85,000โ€“$110,000 per year, depending on experience, plus performance-based bonus opportunities
  • Project Scope: Commercial QSR, drive-thru restaurant, retail, tenant improvement, restaurant buildout, and ground-up construction
  • Travel: Approximately 90% Phoenix-area work with occasional Arizona travel as project needs require
  • Licenses / Certifications: No mandatory licenses required

The Opportunity

Birkmeyer General Contractors is seeking a Commercial Construction Superintendent to lead onsite construction for fast-paced QSR, restaurant, retail, tenant improvement, and ground-up commercial projects.

This role is ideal for a field leader who understands short-cycle commercial construction, tight schedules, overlapping trades, and the importance of strong subcontractor relationships. Most projects are local to the Phoenix metro, with occasional Arizona travel for projects outside the area.

This is not a โ€œsit in the truck all dayโ€ superintendent role. Birkmeyer is looking for someone who actively walks the job, coordinates trades, solves field problems, manages inspections, keeps documentation current, and helps push projects across the finish line.

How You Will Make an Impact

  • Lead day-to-day field operations for commercial QSR, restaurant, retail, TI, and ground-up projects.
  • Coordinate onsite subcontractors, vendors, deliveries, inspections, and project schedules.
  • Manage fast-paced project timelines, often in the 8โ€“12 week range, while keeping trades aligned and accountable.
  • Maintain daily logs, progress photos, field documentation, and project communication in Procore.
  • Walk jobsites daily to verify quality, safety, schedule progress, and adherence to project plans/specifications.
  • Work closely with Project Managers to resolve field conflicts, sequencing issues, RFIs, schedule concerns, and subcontractor performance issues.
  • Coordinate municipal inspections and support timely approvals.
  • Manage punch lists, closeout items, client turnover, and final project completion.
  • Help maintain strong long-term relationships with repeat subcontractor partners.
  • Support field needs when practical, including coordinating deliveries, handling minor punch items, and solving small onsite issues when needed.

Required Qualifications & Experience

  • 5+ years of commercial construction Superintendent experience.
  • Experience managing commercial QSR, restaurant, retail, tenant improvement, or ground-up construction projects.
  • Strong ability to read and interpret architectural, civil, structural, and MEP construction drawings.
  • Strong understanding of construction sequencing, trade coordination, inspections, schedules, safety, quality control, and closeout.
  • Ability to manage tight schedules, overlapping trades, and fast-moving jobsite conditions.
  • Proficiency with Procore for daily logs, photos, documentation, and field communication.
  • Comfort using Microsoft tools, including Outlook, Excel, and Word.
  • Strong communication skills with Project Managers, subcontractors, vendors, inspectors, clients, and leadership.
  • Must be active in the field and comfortable walking jobsites, coordinating trades, and keeping work moving.
  • Ability to lift up to 50 lbs with or without reasonable accommodation.
  • Commercial construction background required; residential-only experience is not a fit for this role.

Preferred Qualifications & Experience

  • Direct experience with QSR, drive-thru restaurant, retail, restaurant buildout, tenant improvement, or ground-up commercial projects.
  • Experience managing fast-turn commercial projects with 8โ€“12 week schedules.
  • Ground-up commercial construction experience, including sitework, utilities, civil work, grading, paving, and MEP coordination.
  • OSHA 30 certification or equivalent field safety training.
  • Strong working knowledge of the Phoenix / Arizona subcontractor market.
  • Experience working with repeat subcontractor partners in a relationship-driven environment.
  • Basic hand tools preferred for minor punch-list or field support tasks.
  • Spanish bilingual skills are helpful but not required.

Compensation & Benefits

  • Competitive annual salary based on experience.
  • Performance-based bonus opportunities, including project-based bonus potential as applicable.
  • Medical, dental, and vision insurance.
  • 401(k) retirement savings program.
  • Paid holidays, sick time, and paid time off based on tenure.
  • Company apparel and safety equipment provided.
  • Training and career development support.
  • Vehicle / fuel support for eligible field travel, as applicable.

What Makes Someone Successful Here

The right Superintendent for Birkmeyer understands that QSR, restaurant, retail, and TI construction moves quickly. This person is organized, responsive, proactive, and comfortable keeping multiple trades aligned on compressed schedules.

You will be a strong fit if you:

  • Have commercial construction field leadership experience.
  • Understand fast-paced QSR, restaurant, retail, TI, or ground-up projects.
  • Can manage trades without damaging long-term subcontractor relationships.
  • Are comfortable using Procore and basic Microsoft tools.
  • Take ownership of the jobsite instead of waiting for direction.
  • Can solve field issues quickly and communicate clearly.
  • Are willing to be active on the jobsite and help keep projects moving.
  • Prefer local Phoenix-area work with only occasional travel.
