Job description

At UrbanCore Construction, our Special Projects division is how we got started. From adaptive reuse and historic tax credit projects to boutique fitness centers, banks, universities, restaurants, and offices-our projects are diverse, fast-paced, and rewarding regardless if they are ground up or tenant improvements (TI).

We're seeking a Superintendent – Special Projects/TI to lead the field execution of these projects, ensuring safety, quality, schedule performance, and strong trade partner collaboration.

What You'll Do

As Superintendent - Special Projects/TI, you'll oversee and lead projects from startup to closeout with a focus on five core areas:

1. Schedule Coordination & Execution
  • Develop and maintain accurate 3-week lookahead schedules that align with the master project schedule.

  • Coordinate with trade partners to confirm manpower, sequencing, and material readiness.

  • Lead pre-installation meetings to ensure buy-in and readiness before scope starts.

  • Monitor progress daily and adjust activities as needed to keep projects on track.

2. Project Organization & Execution
  • Conduct daily project walks to verify progress, safety, and quality.

  • Manage logistics including deliveries, laydown, hoisting, and temporary facilities/utilities.

  • Ensure permits, job boards, and signage are posted and maintained.

  • Keep accurate daily logs and support startup and closeout documentation.

3. Project Safety & Cleanliness
  • Act as the primary onsite safety leader, ensuring compliance with all company and OSHA safety programs.

  • Conduct safety orientations, toolbox talks, and daily safety walks.

  • Maintain high standards of jobsite cleanliness, organization, and security.

  • Document incidents, track corrective actions, and lead continuous safety improvement.

4. Quality Control
  • Perform first-install inspections to confirm compliance with drawings, specs, and submittals.

  • Maintain quality checklists and observation logs.

  • Lead pre-punch readiness reviews and manage punchlist distribution and completion.

  • Drive timely resolution of closeout and quality items.

5. Onsite Relationships
  • Build and maintain strong trade partner relationships, holding them accountable for safety, quality, and schedule performance.

  • Provide clear, proactive communication with owners, architects, and consultants during site visits.

  • Elevate issues promptly to the Project Manager when contractual, financial, or schedule impacts are identified.

  • Promote UrbanCore's culture of trust, professionalism, and collaboration on every project.

What We're Looking For
  • 1-3 years' experience as a Superintendent, ideally on TI, adaptive reuse, residential or interiors projects.
  • Strong knowledge of construction safety, quality control, and scheduling best practices.
  • Proficiency in Procore, Excel, Bluebeam, and Microsoft Office.

  • Organized, detail-oriented, and able to lead with urgency and professionalism.

  • Strong communication and relationship-building skills.
