Job description

Our SelectLeaders client is seeking an experienced Senior Project Manager to oversee complex commercial construction projects from preconstruction through closeout. Reporting to the Project Executive, this individual will be responsible for overall project execution, financial performance, scheduling, and client satisfaction while managing multiple projects concurrently.

Our client is a well-established commercial general contractor and construction management firm serving the greater New England area. The company specializes in ground-up construction, tenant improvements, and tenant-occupied renovations across the retail, restaurant, corporate, and commercial sectors. This opportunity is ideal for a highly motivated construction professional with strong leadership, communication, financial management, and project management skills.

 
Responsibilities
Preconstruction
  • Review and thoroughly understand plans, specifications, and construction documents.
  • Identify design deficiencies, constructability issues, and potential code concerns.
  • Participate in bid review meetings and project turnover with the estimating team.
  • Lead preconstruction meetings with project stakeholders, including clients, architects, engineers, subcontractors, and field personnel.
  • Develop meeting agendas and distribute meeting minutes.
  • Create and maintain the Critical Path Schedule.
  • Collaborate with field leadership to develop project logistics, quality control procedures, safety plans, staffing plans, and overall construction strategy.
  • Negotiate subcontractor and vendor agreements to achieve project buyout goals.
  • Procure owner-furnished materials and temporary facilities/equipment as required.
  • Obtain all necessary permits and approvals.
  • Coordinate with architects, engineers, clients, and field teams to ensure successful project planning.
Construction
  • Manage all aspects of project execution from mobilization through completion.
  • Coordinate daily with the Superintendent to ensure schedule, quality, safety, and budget objectives are achieved.
  • Lead and mentor project staff while fostering strong collaboration among the entire project team.
  • Manage submittals, shop drawings, RFIs, and project documentation.
  • Ensure compliance with company standards, contract documents, applicable codes, and quality requirements.
  • Maintain and update the project schedule throughout construction.
  • Conduct weekly project meetings and distribute meeting minutes and action items.
  • Prepare and manage Requests for Proposal (RFPs), subcontractor selection, and vendor procurement.
  • Serve as the primary client contact throughout the project lifecycle.
  • Build and maintain strong long-term client relationships.
  • Identify project risks and implement mitigation strategies.
  • Oversee execution of project safety, quality assurance, and project execution plans.
  • Prepare schedules of values and monthly payment applications.
  • Coordinate with Accounts Receivable to facilitate timely collections.
  • Coordinate with Accounts Payable to ensure subcontractors and vendors are paid promptly.
  • Prepare and manage subcontracts, purchase orders, change orders, and project billing documentation.
  • Monitor project budgets, forecasting, job costing, and overall financial performance.
  • Review and negotiate subcontractor and vendor invoices.
  • Manage Prime Contract Change Orders, including pricing, documentation, and owner approvals.
  • Interpret and administer all contract requirements, addenda, supplemental instructions, and directives.
  • Resolve technical, scheduling, financial, and communication issues throughout the project.
  • Coordinate inspections with governing agencies and third-party inspectors.
  • Monitor field productivity and forecast labor requirements.
  • Ensure subcontractors perform work in accordance with plans, specifications, approved submittals, and contract documents.
  • Perform ongoing quality control inspections with field leadership.
  • Ensure timely correction of punch list items and construction deficiencies.
  • Promote professionalism, accountability, and a positive team culture.
Project Closeout
  • Coordinate completion of all punch list items.
  • Manage all closeout documentation, including:
    • Owner manuals
    • Warranties
    • Record drawings
    • Test reports
    • Certificates of Occupancy
    • Final inspections
  • Prepare final job cost analysis and budget reporting.
  • Conduct project closeout reviews with estimating to evaluate budget performance and improve future estimating accuracy.
  • Coordinate owner training, utility transfers, and removal of temporary facilities.
  • Submit final applications for payment and supporting documentation.
  • Ensure all subcontractors and vendors have been paid and all required closeout documentation has been received.
Procore & Project Systems
  • Create schedules of values and integrate project financials into Procore and ERP systems.
  • Manage commitments, contracts, purchase orders, and change orders.
  • Maintain RFIs, submittals, shop drawings, meeting minutes, schedules, punch lists, and project documentation.
  • Monitor budgets and update forecasts regularly.
  • Upload schedules, drawings, addenda, supplemental instructions, and project documents.
  • Track project milestones and maintain accurate project records throughout the lifecycle.
Qualifications
  • Bachelor's degree in Construction Management, Engineering, or a related field.
  • 10+ years of commercial construction project management experience.
  • Experience managing multiple commercial construction projects simultaneously.
  • Strong understanding of budgeting, forecasting, scheduling, and cost control.
  • Proficiency with Microsoft Office, Microsoft Project, and Procore (preferred).
  • Excellent leadership, communication, negotiation, and organizational skills.
  • Ability to thrive in a fast-paced environment while managing competing priorities.
  • Strong client-focused mindset and commitment to delivering exceptional results.
$130,000 - $160,000 a year
