Job description

NM Residential is seeking an experienced Maintenance Technician (Temporary Position) to join our dynamic team at Venice Isles Luxury Apartments in Venice, Florida.

The Maintenance Technician is responsible for maintaining the appearance and overall condition of the property through painting, apartment preparation, and general maintenance tasks. This position assists with unit turns, repairs, and upkeep of the community while ensuring all work is completed in accordance with company standards and applicable laws. This position operates within and contributes to an environment that complies with Fair Housing Laws and Equal Employment Opportunity standards.

Key Responsibilities

  • Paint apartments, common areas, and other property buildings as needed
  • Prepare surfaces by patching drywall, sanding, caulking, and priming before painting
  • Assist with apartment turns to prepare units for new residents
  • Complete general maintenance repairs, including basic plumbing, electrical, carpentry, drywall, and appliance repairs
  • Respond to resident work orders and maintenance requests as assigned
  • Assist with maintaining the property's exterior grounds and overall appearance
  • Conduct property walk-throughs to identify maintenance and repair needs
  • Attend staff meetings and training as required
  • Perform other duties as assigned by management

Technical Responsibilities

  • Painting – Prepare, patch, sand, prime, and paint walls, ceilings, doors, trim, and other interior and exterior surfaces
  • Drywall – Repair minor drywall damage and prepare surfaces for painting
  • Carpentry – Perform minor repairs to cabinets, doors, trim, and hardware
  • Electrical – Replace outlets, switches, light fixtures, and other basic electrical components
  • Plumbing – Complete minor plumbing repairs, including replacing fixtures and repairing leaks
  • General Maintenance – Assist with apartment turns and routine property repairs
  • Housekeeping – Maintain a clean and organized work area and properly care for tools and equipment

Qualifications

  • High school diploma or equivalent (required)
  • Minimum of 3 years of apartment maintenance experience (required)
  • Valid driver's license (required)
  • EPA Universal Certification (preferred)

Skills and Abilities

  • Experience with painting, drywall repair, and apartment turns
  • Basic knowledge of plumbing, electrical, carpentry, and general maintenance
