Job description

Job Title: Note Team Specialist/Mailroom Clerk

Pay Rate: $18–$20/hr on W2

Location: San Diego, CA 92111

Duration: 13-week contract


Position Summary

The Note Team Specialist supports the Investor Fulfillment function by assisting with daily note processing operations. This role works under regular supervision and helps ensure compliance with company, warehouse bank, and custodian bank procedures and guidelines.


Key Responsibilities

  • Receive and open incoming USPS, UPS, and FedEx mail addressed to “Final Docs – Notes”
  • Create manila folders for all received notes, including loan numbers, borrower last names, and warehouse bank codes
  • Identify and report issues with original notes to the Note Team Supervisor
  • Distinguish between 1st lien and 2nd lien notes
  • Build warehouse bank packages according to warehouse guidelines
  • Prepare daily FedEx shipments for notes going to warehouse banks
  • Sort and file notes based on assigned warehouse destination
  • Review and audit notes that have not funded daily
  • Perform other related duties as assigned


Qualifications

Education:

  • High School Diploma or equivalent (required)


Experience:

  • Minimum 1 year of related mortgage experience required


Skills & Additional Requirements

  • Proficiency with email, word processing, desktop systems, and basic office equipment (typewriter, 10-key calculator, copiers)
  • Strong written and verbal communication skills
  • Excellent organizational and time management skills
  • High attention to detail
  • Ability to work under strict deadlines and manage multiple priorities
  • Ability to process and act on detailed information across email, phone, written, and in-person communication
  • Ability to communicate effectively with staff and management
  • Understanding of federal, state, investor, and regulatory guidelines related to mortgage processes
