Job description

Job Type: Contract

Pay: $35 to $40 Per Hour BOE

Responsibilities:
  • Perform full-cycle accounting for a portfolio of commercial properties, including the preparation of monthly, quarterly, and annual financial statements.
  • Execute monthly bank reconciliations for multiple property entities and manage general ledger entries to ensure alignment with GAAP standards.
  • Conduct comprehensive year-end Common Area Maintenance (CAM), real estate tax, and insurance reconciliations for multi-tenant assets.
  • Manage the accounts receivable process by reviewing rent rolls, processing tenant billings, and monitoring aging reports for delinquency.
  • Oversee accounts payable workflows, ensuring accurate coding of property-level expenses and timely vendor payments.
  • Perform budget-to-actual variance analysis and provide detailed written explanations for significant fluctuations in property performance.
  • Calculate and record monthly depreciation and amortization expenses according to established fixed asset schedules.
  • Coordinate with property managers to facilitate the development of annual operating budgets and capital expenditure forecasts.
Qualifications:
  • Bachelorโ€™s degree in Accounting, Finance, or a closely related business discipline.
  • Minimum of 3 years of direct experience in commercial or residential property accounting.
  • Advanced proficiency in Yardi Voyager, MRI Software, or JD Edwards property management platforms.
  • Technical expertise in Microsoft Excel, including the use of VLOOKUPs, Pivot Tables, and nested formulas for financial modeling.
  • Comprehensive understanding of accrual-based accounting and Generally Accepted Accounting Principles (GAAP).
  • Experience interpreting complex lease agreements to calculate escalations for NNN, Gross, and Modified Gross structures.
  • Demonstrated ability to manage financial reporting for property portfolios exceeding 500,000 square feet.
  • Knowledge of internal control procedures and experience supporting external audit requests.
