Stok is seeking a Senior Construction Project Manager to join our Project Delivery Team. As a consultant at Stok, you will work with some of the world's most innovative companies, including those influencing iconic corporate climate programs and real estate projects for positive impact. Ideal candidates are highly organized, process driven and have a background in Architecture, Construction Project Management or Engineering. RESPONSIBILITIESย
- Lead and manage project implementation throughoutย theย full project life cycle, from projectย definitionย to closeout for tenant improvementย projectsย up toย ~20,000 SF or $250,000- $1,000,000 Construction budget.ย ย
- Serve as the primary point of contact for clients, building trust through transparency, reliability, and proactive communication.ย
- Gather information related to scope for new project requests,ย facilitateย scope of work development andย necessaryย approvals to execute the work, manageย expectationsย and drive project outcomes.ย
- Scope and plan projects independentlyย based on owner's program requirements, developing detailed estimates, budgets, timelines, and deliverables in collaboration with internal and external teams.ย
- Identifyย external vendorsย requiredย to support work including but not limited to: Technical designers, Architects, MEP Designers, Hazardous Materials Consultants,ย andย Special Inspectors.ย ย
- Draft, review, negotiate and enforce contractual documents for design,ย constructionย and consultant professionals.ย Provide contractย coordinationย and managementย forย vendorย services including contract compliance, payment applications, change order management, and monthly billing review and approvals.ย ย
- Oversee coordination between project management team, client team, designย teamย and contractor for ongoing construction activities related to new lab equipment installations,ย retrofits, and small projects.ย Facilitate resolution of field conflicts as needed.ย
- Contribute technical knowledge related to project execution,ย designย and construction in specialized project types.ย ย
- Direct and support cross-disciplinary teams of professionals, coordinating closely with project coordinators and engineers while fostering development and accountability.ย
- Contribute to ongoing process improvement, workflowย evolutionย and team enablement.ย
- Provide scheduling support and critical path management using MS Project or similar scheduling tools.ย Identifyย project risks, resolveย blockersย and escalate challenges asย required.ย ย

- Ensureย generalย contractorย is meetingย schedule expectationsย through observation of in-field construction activities.ย Identifyย and mitigate schedule risks through on-site field coordination as needed.ย Ensure client vendor schedules are aligned and coordinated with construction activities.ย ย
- Monitor and manage financial health across projects, including earned revenue, forecasting, and risk mitigation. Ensure project schedule and budget is met.ย
- Assistย in annual budget planning and forecast validationย based on projects in progress and pipeline projects.ย ย
- Develop relationships with local building authorities in support ofย on-goingย permitted project work across Bay Area campus locations.ย ย
- Coordinate Landlord drawing review and approval, keep Landlord informed of construction activities.ย ย
- Provide graphic and written summaries of project and team status for internal distribution and reporting asย requested. Contribute to ongoing improvements for internal and external communications and processes.ย
- Assess projects for sustainability opportunities and synergies across other services Stok provides toย clientย including Sustainability Support, Electrificationย consultingย and Net Zeroย Projects.ย ย
- Promote the highest level of professionalism and ethics.ย ย
QUALIFICATIONSย
- 5-8 yearsย of proven experience in direct management of large, complex real estate projects with responsibility for site analysis, permitting and approvals, budget control, estimating, design and construction coordination, and project scheduling.ย
- Bachelor's degree inย Architecture, Construction Project Management,ย Mechanical, Electrical, orย Civilย Engineering (or similar technical discipline).ย
- Solid understanding of the construction industry, terminology, codes, documentation, and design disciplines.ย
- Strong understanding ofย building utilityย (MEP)ย systems in commercial buildings; able to interpret and apply construction documents and specifications.ย
- Demonstrates a knowledge of projectย design and construction processย & project management within the context of business results (business case, larger economic implications, business risk,ย etc).ย
- Requires in-depth knowledge of financial terms and principles. Ability to forecast and prepare budgetsย based on current and planned projects.ย Experience providing cost estimates for construction projects is desired.ย
- Ability to move easily between big picture thinking and managing relevant detail.ย
- Experience coordinating across multiple disciplines and working with diverse teams, clients, and stakeholders.ย
- Strong communicationย and documentation skills, especially in client-facing and team leadership settings.ย
- Experience with construction management software such as Procore preferredย ย
