BUILDING ENGINEER

SUMMARY

As a Building Engineer you will be responsible for the maintenance, operation, and upkeep of a luxury high-rise property. This role requires a comprehensive understanding of building systems, including plumbing, electrical, HVAC, fire safety, and structural components. The Building Engineer will work closely with the Senior Building Engineer to ensure that resident service requests are handled promptly and professionally, preventative maintenance programs are implemented effectively, and the building's appearance and functionality meet the highest standards of luxury living.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

  • Assist the Senior Building Engineer in overseeing all maintenance and engineering operations, ensuring that the property is maintained to the highest standards of quality, safety, and functionality.

  • Participate in the development and implementation of preventative maintenance programs, ensuring the long-term value, efficiency, and reliability of the building's systems and equipment.

  • Assist in managing the maintenance budget, tracking expenses, and identifying opportunities for cost savings and efficiency improvements, while adhering to financial guidelines.

  • Assist in the organization and inventory of maintenance equipment, materials, and supplies, ensuring adequate stock levels and efficient procurement processes.

  • Ensure that the maintenance shop and storage areas are clean, organized, and well-maintained, promoting a safe and efficient work environment.

  • Respond to resident service requests in a timely, respectful, and professional manner, particularly those requiring advanced troubleshooting or expertise.

  • Diagnose and troubleshoot complex maintenance issues, including plumbing, electrical, HVAC, appliance, and carpentry repairs, ensuring efficient and effective problem resolution.

  • Perform repairs and replacements as needed, ensuring that resident issues are resolved efficiently and effectively.

  • Communicate with residents throughout the service process, keeping them informed of progress and estimated completion times.

  • Assist in the make-ready process for vacant apartment homes, ensuring they are clean, functional, and aesthetically appealing for new residents, meeting the highest standards of luxury living.

  • Assist in maintaining the overall appearance of the property, ensuring that grounds, common areas, and amenities are clean, well-maintained, and reflect the luxury aesthetic of the building.

  • Perform routine inspections of the property to identify any maintenance, safety, or security concerns, reporting any issues to the Senior Building Engineer for prompt resolution.

  • Participate in the on-call rotation for after-hour emergencies, responding to urgent maintenance issues as needed, demonstrating flexibility and a commitment to resident satisfaction.

  • May be responsible for coordinating and dispatching Assistant Building Engineers for after-hour emergencies, ensuring prompt and efficient response to urgent maintenance needs.

SKILLS AND EXPERIENCE

  • 6-7 years of experience in building maintenance and engineering, with a focus on multifamily properties.

  • Advanced knowledge of building systems, including plumbing, electrical, HVAC, fire safety, and structural components.

  • NFPA 25 and EPA 608 or similar certifications for fire suppression system and HVAC maintenance.

  • Proven experience in responding to resident service requests and performing a wide range of maintenance and repair tasks.

  • In-depth knowledge of OSHA safety rules and regulations, demonstrating a commitment to maintaining a safe and compliant work environment.

  • Excellent customer service and a positive resident experience focused mentality, with the ability to interact professionally and effectively with discerning residents.

  • Ability to work independently and as part of a team, demonstrating initiative, flexibility, and a commitment to achieving results.

  • Strong communication, interpersonal, and problem-solving skills, with the ability to effectively address resident concerns and resolve maintenance issues.

  • Ability to prioritize tasks and manage time effectively, ensuring that all maintenance and engineering operations are completed efficiently and on schedule.

  • Must have a valid driver’s license with no major infractions in the last 12 months.
