Key responsibilities

  • Coordinate client implementations, manage timelines and deliverables, and serve as the day-to-day point of contact for onboarding activities.

Job description

About TMO
The Mortgage Office is the most trusted loan management platform in private lending. Founded in 1978, we power the full loan lifecycle for over 1,100 lenders, including private money firms, CDFIs, nonprofits, and government agencies, servicing more than $190 billion in loans.
We're recognized as G2's #1 Loan Servicing Software and Capterra's Best Ease of Use. With offices in Huntington Beach and San Mateo, we're now building the next generation of AI-native lending tools, and hiring an Implementations Specialist, LO, to help lead that work.
The Opportunity
We're seeking a Loan Origination Specialist to lead onboarding, configuration, and process consulting for clients deploying TMO's loan origination module. This role is built for experienced private lending professionals, particularly loan processors and originators from hard money, bridge, fix-and-flip, or other non-QM/business-purpose lending backgrounds who can translate deep origination expertise into expertly configured TMO systems.
You'll work closely with operations managers, branch leads, and origination teams to map each client's lending workflow into a tailored TMO configuration, own the most complex implementations, mentor other specialists, and serve as the internal subject-matter expert on private lending origination and processing. Real-world private lending expertise is the priority here, software implementation experience is a plus, but secondary.
What You'll Own
  • Private Lending Process Expertise: Serve as the team's go-to expert on private lending loan processing and origination workflows, hard money, bridge, fix-and-flip, and other business-purpose lending, advising clients and internal teams on industry best practices.
  • Loan Origination Onboarding & Configuration: Own end-to-end onboarding for origination clients. Lead discovery sessions to understand each client's workflow, translate it into TMO configuration (pipeline stages, task automation, document checklists, approval workflows, fee structures), and deliver role-based training. Take ownership of the most complex, highest-value implementations and mentor junior specialists on origination knowledge and configuration best practices.
  • Document & Disclosure Workflows: Guide clients through TMO's document configuration process, leveraging deep familiarity with origination document packages and disclosure workflows to advise on best practices and support coordination with doc prep service integrations such as Doc Docs or Lightning Docs.
  • Project Coordination & Cross-Functional Collaboration: Serve as the day-to-day point of contact for client implementations, coordinating timelines and deliverables with professional services and data teams. Partner with Sales, Product, and Support to relay origination-specific feedback and flag edge cases needing escalation.

What You Bring
Required
  • 2-3 years of hands-on private lending loan processing and/or origination experience, hard money, bridge, fix-and-flip, or other non-QM/business-purpose lending backgrounds strongly preferred. This is the single most important qualification for this role.
  • Deep working knowledge of the loan origination lifecycle: application intake, pipeline management, processing, underwriting, and closing workflows for residential and/or commercial private lending.
  • Strong familiarity with origination document packages and lending disclosures, including initial disclosures, escrow instructions, promissory notes, deeds of trust, Loan Estimate/Closing Disclosure and related fee estimates, and a working understanding of the data required to produce them.
  • Strong project coordination skills, with the ability to manage multiple concurrent onboardings across internal teams and client stakeholders.
  • Superior communication abilities, with proven success explaining process and technical concepts to non-technical stakeholders.

Preferred
  • Direct LOS experience, TMO experience a strong plus.
  • CRM (HubSpot preferred) and project management platform experience.
  • Software implementation, technical onboarding, or customer success background; a plus, but secondary to hands-on private lending experience.
  • Working knowledge of Microsoft SQL and Excel (functions, macros, data analysis).

Benefits & Perks
  • Competitive compensation (Base: $85,000 - $95,000) + Bonus
  • Comprehensive health coverage (medical, dental, vision)
  • 401(k) matching
  • Wellness programs
  • Professional development
  • Employee recognition programs
  • Team building & on-site amenities

Life at TMO,
TMO pairs 45+ years of category leadership with a culture that's still hands-on and collaborative. Ideas flow freely, every team member has a voice, and we have fun while we build.
Our Values: DRIVE
  • Data-Driven: numbers over opinions.
  • Respect: high on empathy, low on ego.
  • Initiative & Agency: don't wait to be told.
  • Value to Customers: create value for them above all else.
  • Evolve: progress over perfection.

The pay range for this role is:
85,000 - 95,000 USD per year (Huntington Beach, CA)
