Job description

GROUNDSKEEPER

SUMMARY

As a Gruondskeeper, you will play a vital role in maintaining the cleanliness, appearance, and overall appeal of our multifamily community. This position is responsible for ensuring a positive first impression for prospective residents and a pleasant living environment for current residents. The Porter will perform a variety of cleaning and maintenance tasks in common areas, grounds, and vacant apartments, contributing to the overall upkeep and presentation of the property.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

  • Ensure that all community grounds, tour pathways, breezeways, stairwells, parking lots, amenity areas, and dumpster areas are clean and free of debris.

  • Perform regular cleaning tasks such as sweeping, picking up trash, and removing litter.

  • Maintain the appearance of landscaping, including watering plants and removing weeds.

  • Clean and sanitize common areas such as lobbies, hallways, fitness centers, and laundry rooms.

  • Vacuum, dust, mop, and polish floors and surfaces.

  • Empty trash receptacles and replace liners.

  • Clean windows, mirrors, and other glass surfaces.

  • Assist in the make-ready process of vacant apartments by removing trash, cleaning appliances and fixtures, and ensuring a move-in ready condition.

  • Assist the maintenance team with routine inspections and repairs as directed by the Service Manager.

  • This may include painting, cleaning, and completing minor repairs.

  • Interact with residents, guests, and prospective tenants in a friendly and professional manner.

  • Respond to resident inquiries and requests in a timely and helpful manner.

SKILLS AND EXPERIENCE

  • At least one year of experience in groundskeeping, porter services, or a related field.

  • High school diploma or equivalent.

  • Excellent customer service and communication skills.

  • Strong time management and organizational skills.

  • Ability to work independently and as part of a team.

  • Ability to follow instructions and adhere to cleaning and maintenance procedures.

  • Physical stamina and ability to perform tasks that require bending, lifting, and standing for extended periods.

  • Willingness to learn new skills and techniques.

  • Must have a valid driver's license with no major infractions in the last 12 months.
