Our Transaction Management team helps clients strategize, evaluate and execute real estate transactions to meet their business needs. Our Sr. Transaction Manager will manage and execute complex land transactions that enable low carbon capital projects across the US for a key client headquartered in Spring, Texas.

The Senior TM will be embedded onsite with the existing JLL team and the client's real estate group, reporting to the JLL Global Commercial Manager while also supporting the client's Commercial Portfolio Manager's ever-growing portfolio. This role requires managing professionals across a wide variety of disciplines and business units with demonstrated experience in driving complex projects to successful outcomes. The ideal candidate acts proactively, thinks strategically in fast-paced environments, and creates strong client trust and confidence.

Manage Client Relationships

Assume key transaction responsibilities for strategic clients and provide expert advice on complex transactions

Attend regular client meetings and conference calls, serving as a trusted advisor

Continuously improve client transaction management processes and standards

Manage comprehensive transaction reporting and performance metrics

Transaction Execution & Support

Support, manage and execute complex land transactions with high level of proficiency and subject matter expertise

Independently execute lease and capital transactions of all types and sizes while adhering to JLL's and the client's processes and standards for excellence and professionalism

Collect client requirements, obtain market data, review market reports, and retain real estate broker partners nationally

Lead site selection and evaluation processes, create requests for proposals (RFPs), and negotiate letters of intent, ground leases, option agreements, and purchase and sale agreements

Review and analyze surveys, title reports, zoning documents, and environmental assessments to identify potential issues and inform negotiation strategies

Conduct comprehensive due diligence reviews including title exceptions, easements, encumbrances, and property boundaries to assess risk and transaction viability

Collaborate with legal teams to facilitate transaction closings, coordinate documentation, resolve title curative matters, and ensure all closing conditions are satisfied

Produce comparative financial analysis to enable strategic decision-making and prepare approval packages for client's senior management

Actively monitor and report progress of assigned transactions to the Commercial Portfolio Manager and broader management team

Coordinate with client's GIS team to develop customized maps and dashboards

Review commission invoices for accuracy, track payment progress, and maintain Dealio database with current transaction information

Required

Education & Experience

A Bachelor's degree is required, Masters, MBA or other advanced degree is strongly preferred.

5+ years of transaction management experience; Fortune 500 corporate client experience is highly preferred

CCIM, MCR, SIOR, or similar professional designation preferred

Technical Expertise

Demonstrated land transaction experience with proven ability to negotiate complex contracts including ground leases, option agreements, and purchase and sale agreements

Proficient in reviewing surveys, title reports, zoning documents, and due diligence materials to identify issues and support informed decision-making

Experience partnering with legal counsel to coordinate transaction closings and resolve title matters

Solid understanding of financial and accounting impacts of real estate transactions

Strong ability to interpret and communicate business intelligence and data analytics effectively

Core Competencies

Excellent verbal and written communication skills with ability to deliver compelling presentations to senior stakeholders

Outstanding negotiation, analytical, and strategic problem-solving capabilities

Superior organizational and planning skills with proven ability to manage multiple priorities in fast-paced corporate environments
