Job description

A growing real estate investment and management organization is seeking a Property Manager to oversee a portfolio of retail and office properties. This individual will be responsible for the day-to-day management of assets, tenant relations, vendor oversight, budgeting, and capital improvement initiatives. The ideal candidate is a hands-on real estate professional who is equally comfortable managing property operations and driving construction or redevelopment projects from planning through completion.
This role offers the opportunity to work closely with ownership and play a key role in maintaining and enhancing the value of a diverse commercial real estate portfolio.

  • Compensation: $100,000 - $130,000 base salary (flexibility for the right candidate) + strong benefits package

Responsibilities:
Property Operations & Tenant Relations
  • Oversee the daily operations of a portfolio of retail and office assets.
  • Act as the primary point of contact for tenants, ensuring a high level of responsiveness and service.
  • Conduct regular property inspections and identify opportunities to improve operations and asset performance.
  • Coordinate maintenance activities and ensure properties are maintained in accordance with company standards and lease obligations.
  • Foster strong relationships with tenants, vendors, and ownership groups.

Construction & Capital Projects
  • Lead and coordinate capital improvement projects, renovations, tenant buildouts, and other property enhancement initiatives.
  • Work closely with contractors, architects, engineers, and local municipalities throughout project planning and execution.
  • Monitor project timelines, budgets, and quality standards to ensure successful completion.
  • Assist with project bidding, vendor selection, contract administration, and construction oversight.
  • Support ownership in evaluating and implementing value-add opportunities across the portfolio.

Financial & Vendor Management
  • Prepare and manage annual operating budgets and property forecasts.
  • Review invoices, monitor expenses, and maintain strong cost controls.
  • Solicit competitive bids, negotiate service agreements, and oversee vendor performance.
  • Assist with CAM budgets, reconciliations, and financial reporting processes.
  • Identify opportunities to improve operational efficiency while maintaining service levels.

Asset Management Support
  • Partner with ownership and senior leadership to execute business plans for assigned assets.
  • Provide regular updates regarding property performance, tenant activity, and ongoing projects.
  • Support leasing, acquisition, disposition, and transition activities as needed.

Required Qualifications:
  • Bachelor's degree preferred.
  • 3+ years of commercial property management experience.
  • Prior experience managing retail and/or office properties required.
  • Experience overseeing construction projects, capital improvements, tenant buildouts, or redevelopment initiatives is highly preferred.
  • Strong understanding of commercial leases, property operations, budgeting, and vendor management.
