JOB SNAPSHOT

A Senior Project Manager is responsible for the general oversight and successful execution of multiple projects simultaneously, ensuring consistency with company strategy, commitments and goals. Their primary responsibilities will be to effectively manage a staff that will plan, direct, coordinate, and budget activities concerned with the construction and maintenance of structures, facilities, and systems. This position requires organization and capacity to delegate a multitude of tasks and responsibilities to subordinate Project Managers. The Senior Project Manager may also be requested to participate in future projects’ conceptual development while overseeing its organization, scheduling, and implementation.  Additionally, the Senior Project Manager will perform the duties as stated in this description and to provide assistance as assigned by the Director of Construction and/or the Executive Team. 


RESPONSIBILITIES 

  • Ultimately responsible for successful completion of each project, therefore a deep understanding of each phase of the construction process is a necessity.
  • Responsible for day-to-day execution, project controls, project engineering, cost, risk, and business management of multiple projects.
  • During the pre-construction phase, continuously monitor the evaluation of the materials and products being proposed for constructability, feasibility and budgetary restraints.
  • Review each project schedule, in conjunction with Field Operations, to validate the project's critical path and budget time required to meet deadlines.
  • Review and approve trade-specific subcontracts for completeness of scope and risk management.
  • Negotiate revisions, changes, and additions to contractual agreements with Architects, Consultants, Clients, Suppliers, and Subcontractors.
  • Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the Owner or Developer.
  • Prepare, review, and submit monthly project budget updates as well as cost-tracking reports.
  • Implement quality control programs.
  • Confer with supervisory personnel, Owners, Subcontractors, and Design Professionals to discuss and resolve matters such as work procedures, complaints, and construction problems, as requested.
  • During the warranty phase, assist the Owner with warranty claims and service. 
  • Perform 1-year walk-through of the facility and facilitate 1-year punch list creation.
  • Mentor, develop, and train Team Members in a fast-paced environment.



REQUIRED QUALIFICATIONS

  • Must have a minimum of twelve (12) years of commercial construction experience managing complex project(s). 
  • Extensive knowledge of cost control procedures, budgeting and constraints associated with them, contract/subcontract negotiations, billings, and forecasting.
  • Thorough knowledge of MS Project, Word, and Excel, along with Gmail, Google Drive, and various Google Apps is required; being familiar with Project Management software applications like Procore and PDF annotation is required. 
  • OSHA 10 Minimum, OSHA 30 Preferred 
  • Experience with Public Safety Building Construction, Technology and Systems. 
  • Must be an energetic, flexible, and motivated self-starter who is ready to work with a dynamic and growing teams.
  • Ability to pass a criminal background check.
