Position: Part-time Maintenance Assistant: Hours include M-F approx. 4 hours a day, hours can be flexible.

Lakeshore Manor, an assisted living facility in Oshkosh, Wisconsin, is currently seeking a Part-time Maintenance Assistant to assist with maintenance functions. The ideal candidate must be available to work either 4–5 days per week at 4 hours per day or 2–3 days per week at 8 hours per day.

This role is responsible for helping ensure the facility’s equipment and utilities are in good working order and that the grounds are well maintained. The primary goal is to support the maintenance department in keeping the center in good repair and ensuring all systems comply with applicable safety, fire, and building regulations to maintain a safe and comfortable environment.

Essential Job Functions

Safety and Sanitation

  • Follows established safety policies and procedures.
  • Wears and/or uses safety equipment and supplies when indicated and properly trained to use.
  • Demonstrates job-specific knowledge of fire and disaster, preparedness during drills or actual situations.

Maintenance Assistant Responsibilities

  • Performs regular, scheduled safety inspections. Performs weekly walk-through inspections of high-risk areas.
  • Follows all prescribed Life Safety and Preventative Maintenance tasks in TELS as required for federal, state, local, and corporate compliance. Fax/email documentation as required.
  • Maintains required logs/documentation on following in accordance with the Life Safety Manual and OSHA compliance including, but not limited to: fire alarm test reports, smoke/heat detectors, sprinkler inspections, emergency generator logs, range hood suppression systems, fire extinguishers, hood and duct cleaning, door locking devices, water temperatures, water hardness fire and smoke wall dampers, fire and smoke doors, fire drills, disaster drills, door alarm drills, flame spread certification, boiler vessel certification, elevator certification, facility service contracts, medical waste manifests, confined space documentation, survey documentation, material safety data sheets, lock out/tag out program.

Performs all routine maintenance and repair work as required, but not limited to:

  • Performs daily rounds through the entire center and uses acquired information to assist in establishing work priority.
  • Accesses daily work orders through the TELS system and prioritizes their completion.
  • Maintains electrical and mechanical equipment in good working order; Adjusts functional parts of devices and control instruments, lubricates and cleans parts, as needed. Cleans/changes filters as required based on the environment of the center.
  • Lubricates commode chairs, wheelchairs, shower chairs, wheeled geri-chairs, drug carts, etc. ;
  • Repairs outdoor chairs and benches; Reports serious failures and problems to the Administrator.
  • Investigate causes of wall/door/frame damage, which might be attributed to protruding bolts, etc. on carts, dollies, or chairs and repair problems.
  • Checks light bulbs and exit lights, room temperatures; circuit breakers, temperature in all coolers and freezers, and; nurse call system and make all necessary adjustments and repairs.
  • Cleans lint, dust, and dirt from dryers, vents, and heat registers; Cleans condenser coils in refrigeration units; Cleans ice machines.
  •  Keeps grounds cleared of debris; Collects and disposes of leaves and refuse in keeping with local code.
