About the role
Prime Data Centers is seeking a highly analytical and commercially minded Market Intelligence & Strategy Analyst to establish and lead the company's commercial intelligence function. This strategic role sits at the intersection of customer requirements, competitive dynamics, capital deployment, and market trends, transforming complex market data into actionable insights that drive growth, investment decisions, and competitive advantage.
The ideal candidate is a structured thinker and proactive problem solver with the ability to synthesize large volumes of information, develop scalable intelligence frameworks, and influence decision-making across executive leadership, Sales, Development, and the Investment & Capital Markets organization. This individual will play a critical role in helping Prime anticipate market shifts, align development priorities with customer demand, and optimize capital allocation strategies.
What you'll do
  • Market Intelligence & Customer Insights
  • Develop and manage Prime's market intelligence program, creating scalable processes for capturing, organizing, and analyzing customer requirements across hyperscale and enterprise accounts.
  • Establish structured frameworks to track evolving customer technical specifications, capacity requirements, power demands, site selection criteria, procurement cycles, and decision timelines.
  • Partner with Sales and Account Management teams to translate account-level intelligence into actionable portfolio-wide insights that inform product development, campus planning, and market expansion strategies.
  • Lead Voice of Customer (VoC) initiatives, including customer interviews, win/loss analyses, RFP debriefs, and stakeholder feedback programs.
  • Identify emerging customer needs and market opportunities to support strategic growth initiatives.

Competitive Intelligence
  • Build and maintain a comprehensive competitive intelligence platform covering major colocation providers, hyperscale developers, cloud infrastructure operators, and emerging market participants.
  • Monitor competitor activities, including capacity announcements, pricing trends, power procurement strategies, land acquisitions, fiber deployments, product offerings, and capital market activity.
  • Deliver regular competitive briefings and strategic assessments to executive leadership, commercial teams, and the Investment & Capital Markets group.
  • Evaluate competitive positioning and identify market gaps, differentiation opportunities, and strategic risks.

Market Research & Strategic Analysis
  • Monitor and analyze key industry trends impacting the data center sector, including AI infrastructure growth, cloud adoption, power availability, sustainability initiatives, regulatory developments, and capital market conditions.
  • Develop market sizing models, supply-demand analyses, absorption forecasts, and long-term demand projections across target geographies.
  • Support development pipeline prioritization through market attractiveness assessments and strategic opportunity evaluations.
  • Produce quarterly market outlook reports and executive-level analyses for senior leadership, including the CEO, CFO, and Investment & Capital Markets team.
  • Contribute market insights to investor presentations, board materials, strategic planning sessions, and external partner discussions.

Investment & Capital Markets Partnership
  • Collaborate closely with the Investment & Capital Markets team to incorporate market intelligence into underwriting assumptions, investment theses, portfolio strategy, and capital deployment decisions.
  • Support investment evaluations through market research, demand forecasting, competitive assessments, and strategic scenario analysis.
  • Assist in developing data-driven recommendations that enhance portfolio performance and long-term enterprise value creation.

Cross-Functional Leadership
  • Partner with Sales, Account Management, Development, Finance, Technical Operations, and Executive Leadership to ensure intelligence is consistently captured, shared, and leveraged across the organization.
  • Establish governance and reporting processes that improve visibility into customer demand, market dynamics, and competitive activity.
  • Align customer requirements with Prime's product roadmap, campus development strategy, and operational capabilities.

Qualifications
Experience & Background
  • Bachelor's degree in Business, Finance, Economics, Real Estate, Engineering, or a related field; MBA or advanced degree preferred.
  • 5-8 years of experience in strategy, market intelligence, corporate development, investment analysis, consulting, or a related analytical discipline.
  • Experience within the data center, digital infrastructure, real estate, telecommunications, energy, or technology sectors strongly preferred.
  • Demonstrated success designing and implementing intelligence programs, research frameworks, or strategic planning processes from inception through execution.
  • Experience engaging with hyperscalers, cloud providers, enterprise customers, or large-scale infrastructure stakeholders is highly desirable.
  • Exposure to investment underwriting, capital markets, financial modeling, or portfolio strategy is preferred.

  • Exceptional analytical, critical thinking, and problem-solving capabilities.
  • Proven ability to synthesize large, complex datasets into concise, actionable strategic recommendations.
