Both roles require similar credentials but differ in daily responsibilities and work environment.

How much do property managers get paid per property?

Property managers typically earn a percentage of the monthly rent per property, commonly ranging from 8% to 12%. For example, managing a property with a $1,000 rent might yield a fee of $80 to $120 per month, depending on the management company's policies and the property's location. Some managers charge flat fees or additional charges for maintenance and leasing services.

What are the 4 P's of property management?

The 4 P's of property management are Property, Price, Promotion, and Placement. These principles help property managers, including Roving Property Managers, effectively oversee and market rental properties by ensuring proper maintenance, competitive pricing, targeted advertising, and suitable tenant placement. Mastery of these elements supports successful property operations and tenant satisfaction.

What type of property manager makes the most money?

Senior-level property managers, such as regional or portfolio managers, tend to earn the highest salaries due to their larger responsibilities and oversight of multiple properties. Specialized roles, certifications, and experience in commercial or luxury property management can also lead to higher earnings.

What is a Roving Property Manager?

A Roving Property Manager is a real estate professional who oversees multiple properties, often within a specific geographical area, rather than being assigned to a single site. Their responsibilities include inspecting properties, coordinating maintenance, managing tenant relations, ensuring compliance with regulations, and handling leasing activities. Roving Property Managers frequently travel between sites to address issues and support on-site staff as needed. This role requires flexibility, strong organizational skills, and the ability to manage multiple priorities across different locations.

What are the key skills and qualifications needed to thrive as a Roving Property Manager, and why are they important?

To thrive as a Roving Property Manager, you need strong property management knowledge, organizational skills, and usually a relevant certification or real estate license. Familiarity with property management software, maintenance tracking systems, and leasing platforms is typically required. Excellent communication, problem-solving, and adaptability are important soft skills for managing multiple sites and diverse tenant issues. These skills ensure effective operations, tenant satisfaction, and the ability to handle the dynamic demands of managing various properties.

Who We Are

At Pan American Properties, Inc., we manage residential communities across Southern California with a strong focus on quality, accountability, and people-first operations. Our maintenance team is central to that mission.

We are currently seeking a Level 3 Roving Maintenance Technician—a skilled, dependable professional with a broad maintenance skill set, strong personal integrity, and pride in doing the job right the first time.

This role is ideal for someone who enjoys working independently across multiple properties, understands how to manage their time and workload, and still values being part of a collaborative, respectful and professional team.

About the Role

As a Level 3 Roving Maintenance Technician, you will support multiple residential communities throughout the Orange County and Long Beach regions. You will primarily work independently handling work orders, unit turns, and preventive maintenance, while also collaborating with other senior technicians on larger renovation projects and work orders. Additionally, at times, you may be supported by junior technicians. In those moments while partnering with others, regardless of experience and skill level, we expect all employees to be willing to guide, teach, learn and lead by example, not by ego.

This is a role for someone who:

  • Takes pride in their profession

  • Holds themselves to high quality and ethical standards

  • Manages time responsibly without cutting corners

  • Understands that strong teams are built through shared learning and mutual respect

  • Maintains unquestionable, unwavering integrity at all times

What You’ll DoCore Maintenance Responsibilities
  • Respond to and complete assigned work orders efficiently and thoroughly

  • Troubleshoot, repair, and maintain:

    • Plumbing systems (leaks, clogs, fixtures, valves)

    • Electrical systems (outlets, switches, fixtures, basic diagnostics)

    • Appliances and HVAC components (minor repairs, replacements, PMs)

    • Carpentry, drywall, and painting (patching, repairs, finish work)

  • Perform unit turns, make-readies, and renovation support work

  • Conduct inspections and preventative maintenance to reduce repeat issues

  • Maintain clean, safe, and professional work environments

Work Order & Technology Use
  • Accurately manage work orders, notes, and time using systems such as Corrigo and ADP

  • Communicate progress, delays, or site concerns clearly and professionally

  • Coordinate with supervisors, dispatch, and peers to prioritize work effectively

Teamwork & Professional Standards
  • Work collaboratively with other high-level technicians on larger projects

  • Support and train lower-level technicians when assigned to assist you

  • Model professionalism, integrity, and accountability at all times

  • Interact respectfully with residents, vendors, and internal teams

What We’re Looking ForExperience & Technical Skill
  • 3–5+ years of relevant residential or property management maintenance experience

  • Broad, well-rounded skill set across multiple maintenance trades

  • Experience roving between properties and managing daily work orders independently

  • Prior experience using work order management systems strongly preferred

Professional Traits (Non-Negotiable)
  • Strong, inpenetrable sense of integrity – you do the right thing even when no one is watching

  • Pride in workmanship and quality – shortcuts are not your style

  • Solid time and project management skills – efficient, not careless or rushed

  • Low ego, high accountability – open to feedback, willing to teach and learn

  • Dependable, consistent, and self-directed

  • Team-oriented mindset, even when working independently

Communication
  • Ability to read, write, and speak conversational English

  • Comfortable communicating with residents, peers, and leadership in a professional manner

Minimum Requirements
  • Valid California driver’s license

  • Reliable personal vehicle and auto insurance

  • Legally authorized to work in the U.S. (E-Verify required)

  • Ability to pass background check and drug screening

    • A conviction does not automatically disqualify a candidate

  • High school diploma or GED preferred

Physical Requirements
  • Ability to lift up to 50 lbs independently (team lifts for heavier items)

  • Frequent bending, squatting, kneeling, climbing, pushing, and pulling

  • Comfortable working indoors and outdoors in varying weather conditions

  • Must be able to safely and legally operate a vehicle daily
