Job description


Position Overview

Radco Roofing is hiring an experienced Territory Sales Manager in the Raleigh, NC region. This position will report directly to the Vice President of Sales and will be responsible for developing and managing all sales activities in the geographic territory.

The position is focused on commercial roof replacement, restoration, and capital project opportunities within the geographic territory. The Territory Sales Manager is responsible for identifying and qualifying prospects, developing customer relationships, evaluating roof conditions, coordinating with the estimating and operations departments, and presenting professional solutions that meet client needs.

The position will work closely with the Service Sales Representative in the same geographic territory. Together, these roles act as a team in servicing clients, with the Territory Sales Manager primarily focused on reroofing and capital projects and the Service Sales Representative focused on roof service, repairs, and on-going maintenance.

The position offers a competitive base plus uncapped commission schedule with successful candidates earning $200K+ in total annual compensation. Car allowance and fuel card provided for work-based travel.

Key Responsibilities


Territory Development & Sales Growth

  • Achieve established reroofing sales goals while maintaining targeted margins.
  • Maintain an active prospecting strategy to develop and sustain a consistent pipeline of commercial reroofing opportunities.
  • Develop and maintain relationships with building owners, property managers, facility managers, asset managers, developers, consultants, and other commercial real estate decision-makers.
  • Build a balanced book of business through new customer development, existing customer relationships, referrals, networking, and market activity.


Customer Relationship Management

  • Build trust and rapport with clients while consistently representing Radco Roofing in a professional, knowledgeable, and courteous manner.
  • Provide commercial roofing solutions by understanding customer's property portfolio, decision-making process, budget cycle, and roofing needs.
  • Partner with the Service Sales Representative to ensure customers are supported across reroofing, maintenance, repairs, leak response, and long-term roof management.

Roof Evaluation & Sales Process

  • Conduct roof inspections and surveys to evaluate existing roof conditions and identify recommended solutions.
  • Develop detailed project scope packages including roof maps, photographs, measurements, penetration locations, existing conditions, and other documentation necessary to support accurate estimating and project planning.
  • Demonstrate working knowledge of commercial roofing systems, roof replacement methods, restoration options, repair practices, and industry standards.
  • Clearly communicate scope, pricing, alternates, schedule expectations, exclusions, and project considerations to the client.

Internal Coordination & Support

  • Complete a thorough turnover package for operations to support a smooth transition from sales to operations.
  • Visit job sites periodically to evaluate progress, maintain client communication, and support customer satisfaction.
  • Communicate effectively with clients, colleagues, operations, estimating, service, and management through strong verbal and written communication skills.
  • Accurately document client interactions, activities, and opportunities in the CRM system.


Qualifications and Skills


  • Three or more years of commercial roofing sales, construction sales, estimating, project management, or related industry experience preferred.
  • Working knowledge of commercial roofing systems such as TPO, PVC, EPDM, modified bitumen, built-up roofing, metal roofing, coatings, and related assemblies preferred.
  • Strong skills in relationship building, prospecting, presentation, problem solving, negotiation, and closing.
  • Ability to manage multiple opportunities, proposals, customers, and follow-up items simultaneously.
  • Strong written and verbal communication skills.
  • Proficiency with CRM systems, Microsoft Office, email, and other standard business technology.
  • Valid driver's license and ability to travel throughout the territory.
  • Ability to safely climb ladders, access commercial roofs, and walk job sites as needed.
  • High school diploma or equivalent required; bachelor's degree preferred.
