The Yield Analyst I is responsible for executing revenue management strategies for an assigned portfolio of resort properties, typically representing smaller markets. Analyzes market demand, pricing trends, inventory, and competitive positioning to optimize rental revenue, RevPAR, occupancy, and overall top-line performance while supporting business objectives for the HOA, Developer, and VOI. Partners with Sales, Marketing, Operations, and Distribution teams to ensure pricing and inventory strategies are consistently executed across all sales channels. Maintains property setup, inventory availability, and rate integrity across revenue management and distribution systems while contributing to accurate forecasting and continuous business improvement. Demonstrates the organization's service values through responsive collaboration, professionalism, and accountability.

How You'll Shine:

Revenue Optimization & Inventory Management

  • Manage revenue optimization strategies for an assigned portfolio of resort properties by analyzing booking pace, pricing, inventory, occupancy, and market demand.
  • Monitor current and historical performance trends to recommend pricing and inventory adjustments that maximize RevPAR, ADR, occupancy, room nights, and top-line revenue while supporting business objectives.
  • Develop and maintain competitive pricing and inventory strategies based on demand forecasts, market conditions, seasonality, special events, and competitor activity.
  • Optimize distribution channel performance by balancing revenue opportunities, acquisition costs, and qualified timeshare prospect production across all sales channels.
  • Maintain rate integrity and inventory availability across distribution channels, ensuring rate parity and accurate property configuration within revenue management systems.
  • Conduct recurring pricing and performance reviews with leadership and implement approved pricing, inventory, and distribution strategies.
  • Collaborate regularly with resort operations, Sales, Marketing, Inventory Management, and other cross-functional partners to align commercial strategies and maximize revenue opportunities.
  • Monitor system functionality and troubleshoot pricing, inventory, distribution, and configuration issues to ensure data accuracy and operational efficiency.

Forecasting & Business Planning

  • Develop and maintain a rolling revenue forecast (minimum seven-month horizon) using historical trends, booking pace, market demand, and business intelligence.
  • Analyze forecast variances and recommend pricing or inventory adjustments to improve forecast accuracy and support revenue objectives.
  • Participate in regular business review meetings to communicate market performance, revenue trends, and strategic recommendations.

Cross-Functional Partnership

  • Partner with Inventory Management and resort leadership to identify inventory allocation opportunities that improve overall revenue performance.
  • Collaborate with Marketing to support promotional campaigns, seasonal initiatives, and new distribution opportunities.
  • Coordinate with resort operations and administrative teams to ensure revenue strategies are accurately executed and reservation fulfillment needs are supported.
  • Build effective working relationships with internal stakeholders to ensure consistent execution of revenue management strategies.

What You'll Bring:

  • Bachelor's degree in finance, Business, or related field (or equivalent experience in lieu of degree, where applicable).
  • Strong analytical, problem-solving, and decision-making skills with the ability to work independently and take initiative.
  • Effective communicator with the ability to tailor messaging to diverse audiences (internal and external).
  • Adaptable and able to manage change in a fast-paced environment.
  • Proficient in Microsoft Office 365, with advanced Excel skills required.
  • Experience with channel managers (e.g., Amadeus iHotelier, RateGain, SynXis by Aven Hospitality).
  • Experience with OTA extranets (e.g., Expedia, Booking.com).
  • Experience with property management systems (e.g., Opera Cloud).
  • Familiarity with revenue management systems (RMS) preferred.
  • Experience with business intelligence and reporting tools (e.g., Power BI) preferred.
  • Experience with competitive rate shopping and market intelligence tools (e.g., Amadeus Rate360, RateGain) for pricing analysis, comp set benchmarking, and revenue optimization decisions.
  • 0-3 years of experience in resort operations, pricing, or revenue management.
  • Familiarity with hospitality and/or timeshare industries.
  • Experience with distribution, reservation, and revenue systems preferred.

Experience equivalent to the education requirement may be accepted in lieu of the education requirement.
