Assistant Maintenance Manager

Columbus, OH

Real Estate Opportunity is currently searching for a highly organized and proactive Assistant Maintenance Manager to join their team full-time in Columbus, Ohio and support the daily maintenance and construction operations across our scattered-site property portfolio. In this role, you will be responsible for assisting with work order management in AppFolio, providing on-the-ground support for technicians, coordinating with vendors, and ensuring all repairs meet our high-quality standards.

The ideal candidate will have:

  • Proven experience in construction, property maintenance, or facilities management.
  • Experience in a supervisory, team lead, or senior technician capacity with a track record of supporting and guiding a team.
  • Excellent multitasking skills with the ability to thrive and adapt in a fast-paced, scattered-site environment.
  • Strong interpersonal and communication skills (both written and verbal) for interacting with management, field staff, tenants, and vendors.
  • Proficiency in property management software; AppFolio experience is highly desired.
  • Solid organizational skills with an understanding of basic labor tracking and inventory control.
  • Valid driver's license and reliable transportation to travel frequently between properties.

Our Assistant Maintenance Manager will:

  • Act as the primary \boots on the ground\ liaison between the Maintenance Manager and the field. Prioritize and dispatch daily maintenance operations and construction projects, stepping in to handle urgent issues and field escalations as needed.
  • Utilize AppFolio property management software to assign, track, and ensure the timely completion of work orders. Directly assist with technician data entry in AppFolio to ensure accurate notes and labor hours are consistently recorded.
  • Handle the day-to-day tracking of parts, tools, and materials. Submit material orders and manage inventory levels to ensure technicians are properly equipped, allowing the Maintenance Manager to focus on higher-level budget strategy.
  • Manage the rotating emergency on-call schedule for the maintenance team and serve as the primary backup escalation contact for after-hours maintenance emergencies.
  • Provide on-the-ground supervision and technical guidance for maintenance staff. Assist in onboarding new technicians and provide hands-on training to ensure the team remains highly capable.
  • Support the Maintenance Manager by scheduling external vendors, providing property access, and conducting on-site progress and spot-checks to ensure outsourced work meets REO’s standards.
  • Conduct regular site inspections, move-out assessments, and punch-list walkthroughs to ensure all preventative maintenance and repairs meet safety codes and company standards.
  • Provide regular feedback to the Maintenance Manager regarding technician performance to assist with formal evaluations, while referring to formal disciplinary actions and terminations to the Maintenance Manager. Participate in the interview process for new hires as requested.
