We're bringing title search into the 21st century. Pippin is headquartered in New York City. With a remote-first culture, we look to hire the best talent wherever they are located across the country.
How We Do It:We work with title insurance companies, property developers, and financial institutions to quickly and easily produce title documents to make the real estate closing process faster and more efficient. Our proprietary cloud-based software allows our customers to manage their workflows efficiently, saving them time, money, and hassle. Having just closed a recent financing round, we are rapidly scaling our business - and our team!
Key Responsibilities:
  • Analyze chain of title and review prepared title reports.
  • Ensure each title search is complete and all required documents are attached in the correct order.
  • Verify ownership, encumbrances, legal descriptions, and all relevant parties connected to the search.
  • Review legal documents, including deeds, deeds of trust, mortgages, liens, judgments, settlement agreements, probate proceedings, easements, right-of-ways, plats, and maps.
  • Ensure legal documents and court proceedings are summarized clearly, accurately, and concisely.
  • Identify restrictions, adverse items, and potential issues that may affect property sale, transfer, or usage.
  • Follow up on orders returned for correction and conduct final reviews before completion.
  • Handle title searches through online county records, title plant information, and local abstractor work.
  • Plot legal descriptions for accuracy and completeness when required.

Must-have qualifications:
  • 5+ years of experience in commercial title searches.
  • Over 5 years of experience with TDI (Title data) in TX state
  • Strong understanding of title search terminology, chain of title, property ownership, and related legal documents.
  • Experience reviewing deeds, mortgages, liens, judgments, probate documents, easements, right-of-ways, plats, maps, and similar title documents.
  • Proficiency in determining completeness of title reports, identifying clouds on title, and validating applicability of documents to a title report
