Building Inspector โ€“ Commercial & Multi-Residential (ASTM / BNQ)

Location: Montreal, QC (with frequent travel across Canada)

About the Client:

Our client is a Montreal-based consulting firm specializing in building performance, property condition assessments, and technical due diligence across commercial and multi-residential real estate portfolios. They partner with asset owners, investors, and developers to deliver high-quality inspection, reporting, and advisory services across Canada.


Position Overview:

Our client is seeking an experienced Building Inspector to conduct Property Condition Assessments (PCAs) and technical inspections for commercial and multi-residential assets.


This is a field-based, travel-intensive role suited for someone who enjoys being on-site, working independently, and engaging with a variety of building types across different regions.


The ideal candidate brings strong experience performing inspections aligned with ASTM E2018 and/or BNQ 3009-500 standards, and is comfortable preparing detailed, professional reports in both English and French.


Key Responsibilities:

  • Conduct Property Condition Assessments (PCAs) in accordance with:
  • ASTM E2018 (Baseline Property Condition Assessment)
  • BNQ 3009-500 (Quebec residential inspection standard)


Perform detailed inspections of:

  • Commercial buildings
  • Multi-residential properties (low- and high-rise)


Evaluate key building systems, including:

  • Structural components
  • Building envelope (roofing, faรงade, windows)
  • Mechanical, electrical, and plumbing systems
  • Identify deficiencies, deferred maintenance, and capital expenditure requirements


Prepare comprehensive technical reports, including:

  • Observations and findings
  • Photographic documentation
  • Cost estimates and recommendations
  • Ensure reports meet client expectations and industry standards for quality and accuracy
  • Communicate findings clearly to internal teams and clients as needed
  • Travel frequently across Canada to conduct on-site inspections (multiple trips per month)


What Theyโ€™re Looking For:

  • Proven experience conducting building inspections for commercial and/or multi-residential properties
  • (This is not a residential/home inspection role)


Hands-on experience with:

  • ASTM E2018 Property Condition Assessments
  • BNQ 3009-500 standards (Quebec)
  • Strong understanding of building systems and construction practices
  • Experience preparing detailed inspection and assessment reports


Bilingual (English & French):

  • Strong written and verbal communication skills in both languages
  • Ability to write technical reports in English and French (20% French reporting)
  • Valid driverโ€™s license and willingness to travel extensively


Work Environment & Travel:

  • Based in Montreal, with frequent travel across Canada
  • Travel required several times per month
