Position Overview
Burlington Stores is seeking a highly organized and self-driven Real Estate Specialist to provide critical support to our territory-based Real Estate Directors. This role is embedded within the Real Estate team, working closely with Directors to ensure best-in-class execution of real estate transactions. The ideal candidate is expected to be proactive, self-directed, and capable of managing multiple responsibilities independently, including tracking landlord construction schedules, maintaining portfolio databases, and executing special projects.
A Day in the Life
Embedded Real Estate Support
  • Work closely with assigned Real Estate Directors as a key resource in managing real estate transactions, documentation, schedules, and overall deal activity. Provide administrative and self-directed project management support to ensure efficient deal flow and execution throughout the transaction lifecycle.
  • Partner directly with Real Estate Directors within the assigned division to manage and track all aspects of the deal lifecycle. Maintain frequent communication with external partners, including developers and brokers, to obtain required materials and information and coordinate with internal departments to support deal execution.
  • Create and maintain best-in-class retail real estate site selection packages for executive review, ensuring a clear, consistent, accurate, and data-driven presentation of each proposed location and its strategic fit and potential for success. Packages may include:
    • Executive Summary: Concise overview of the opportunity, including location, market potential, and financial highlights.
    • Site Details: Address, square footage, zoning, visibility, access, co-tenancy, parking, and nearby demand drivers.
    • Market & Trade Area Analysis: Demographic and psychographic data, traffic patterns, customer segmentation, and competitive analysis.
    • Sales & Performance Projections: Expected revenue, trade area capture rates, and benchmarking against comparable locations.
    • Financial Model: Lease terms, rent structure, CAM fees, build-out costs, expected ROI, and payback period.
    • Competitive Landscape: Nearby competitors, complementary retailers, and overall market positioning.
    • Risk Assessment: Potential challenges, including economic trends, local regulations, and site constraints, along with mitigation strategies.
    • Visuals & Maps: Aerial site plans, trade area heat maps, traffic flow diagrams, and storefront renderings.
    • Legal & Lease Considerations: Summary of key lease terms, contingencies, and approval timelines.
    • Recommendation & Next Steps: Key takeaways and an actionable framework for executive review and approval.

    Ensure site selection packages are data-driven, visually compelling, and decision-focused, allowing executives to quickly assess the strategic value of each opportunity.

Project & Schedule Management
  • Independently track and maintain landlord construction schedules, ensuring alignment with Burlington's critical path and project timelines. Manage assigned projects based on designated territories and business priorities.
  • Proactively identify potential delays, risks, and issues and escalate as appropriate to keep projects on track. Monitor open items in real time and during store development meetings, taking the necessary follow-up actions to drive resolution.
  • Coordinate with Real Estate Directors and internal cross-functional teams to ensure project milestones, deliverables, and approvals are completed on schedule.
  • Assist Real Estate Directors with site plan development for LOI/ELOI packages and participate in select site visits as needed.

Portfolio Tracking & Database Management
  • Develop, maintain, and manage real estate tracking databases to monitor key deal metrics, lease terms, expiration dates, project statuses, and other portfolio information.
  • Communicate with landlords and brokers to obtain updates and verify information, including survey status and other critical deal milestones.
  • Ensure data integrity and accuracy across portfolio tracking systems and provide regular reporting and insights to support real estate decision-making.
  • Identify opportunities to improve data organization, reporting, and workflow efficiencies.

Special Projects & Process Improvement
  • Take ownership of assigned special projects that support the Real Estate team's strategic initiatives, prioritizing work based on team needs and workload.
  • Support special projects related to areas such as bankruptcies, portfolio initiatives, and other time-sensitive real estate matters.
  • Identify and implement best practices to improve transaction workflows, lease documentation, reporting, and overall team efficiency.
  • Assist in streamlining processes related to real estate transactions, approvals, project tracking, and data management.
  • Attend regional ICSC shows and participate in site visits with Real Estate Directors and brokers as needed.

You'll Come With
  • Bachelor's degree in business, Real Estate, or a related field preferred.
  • 2-4 years of experience in real estate, construction, lease administration, or a related field. Retail or corporate real estate experience preferred.
  • Self-driven with the ability to work independently and take initiative.
  • Strong organizational and multitasking abilities with a keen attention to detail.
  • Proficiency in Microsoft Office Suite, including Excel, Word, and PowerPoint. Experience with real estate database management is preferred.
  • Ability to track and manage multiple projects simultaneously.
  • Strong written and verbal communication skills.
  • Analytical mindset with the ability to create and manage real estate tracking tools and reporting dashboards.
  • Ability to work effectively with cross-functional teams, internal stakeholders, and external partners.
