Mission
The President of FreeUp Storage owns the profitability, asset value, and growth of the FUS portfolio. Leading through the Director of Asset Management and the Director of Portfolio Operations, and partnering closely with Marketing, the President is accountable for growing same-store NOI and revenue, optimizing occupancy and rate, converting demand into rentals, and protecting the FreeUp Storage brand and customer perception across approximately 90 assets and scaling.
Reporting to the CEO, the President sets portfolio strategy, holds both directors accountable for measurable results, and builds the people, technology, and operating infrastructure needed to scale the platform, integrate acquisitions, and support third-party management services. This position will be remote.
Outcomes
  • Grow NOI by 8% year over year and meet or exceed budgeted portfolio NOI.
  • Deliver same-store revenue growth of 15% through market-based pricing and a governed ECRI cadence across stabilized and lease-up assets.
  • Grow revenue per available square foot (RevPAF) and grow economic occupancy at or above 90%
  • Sustain portfolio physical occupancy at or above 85% and lead the team to improve lead-to-rental conversion in partnership with Marketing and Operations.
  • Establish and maintain single, documented definitions and one source of truth for a lead, lead-to-rental conversion, and same-store performance, so reported lead volume and conversion are accurate and consistent.
  • Work with marketing to optimize cost per lead and marketing strategy from its current level toward the industry benchmark.
  • Drive documented get-right plans to close with proactive status reporting; ensure capital projects close out and hold CX performance and cost to budget.
  • Present in Monthly Asset Review showing real time asset management and operational performance.
  • Position FreeUp Storage for 3rd party management.
  • Transition properties which are currently 3rd party managed back to FreeUp Storage.
  • Assure ROI on enterprise technology relationships and manage transitions with operational leaders accordingly.
  • Participates in leading feasibility and due diligence of assets to be acquired by FreeUp Storage assuring proper handoffs and oversite of Asset Management and seamless transitions through operations.
Competencies
  • P&L and NOI Ownership - Takes full accountability for portfolio profitability and cash flow. Reads financials fluently and connects every operating decision to margin, valuation, and investor returns.
  • Revenue Management and Asset Strategy - Directs pricing, rate-to-market, and revenue optimization, including a disciplined ECRI program across stabilized and lease-up assets; balances rate, occupancy, and retention to maximize RevPAF and economic occupancy.
  • Strategic Leadership- Leads senior leaders rather than running the field directly; sets strategy and standards, holds the Director of Asset Management and Director of Portfolio Operations accountable without bypassing them, and builds a ready-now bench.
  • Metric Integrity- Insists on clear, documented, single-source definitions for leads, lead-to-rental conversion, and the same-store pool; reports only metrics with an agreed definition and treats data accuracy as non-negotiable.
  • Marketing and Demand Partnership - Owns marketing contracts, channels, attribution, and cost per lead in partnership with Marketing; understands exactly how every lead is generated and holds acquisition cost to benchmark.
  • Financial Controls and Budget Discipline - Builds credible budgets and forecasts and manages to them; enforces controls such as lien waivers on capital projects and cost discipline on the call center to protect the company from financial exposure.
  • Execution and Proactive Communication - Builds get-right plans with clear owners, timelines, and milestones and drives them to closure; reports status to leadership proactively with credible, data-backed answers rather than waiting to be asked.
Qualifications
  • Bachelor's degree in Business Administration, Finance, Real Estate, or related field.
  • 10+ years of experience in Self-Storage.
  • Must have direct experience overseeing at least 75 facilities.
  • Willingness to travel 75+% of the time.
