Responsibilities
The Job At-A-Glance:
We are seeking a Regional Marketing and Leasing Specialist to join the CLS Living corporate team. Reporting to the SVP of Marketing and Leasing, this role supports leasing efforts across our portfolio of properties and requires approximately 90% travel.
Key Responsibilities:
  • Develop and execute weekly, monthly, and annual marketing plans to drive qualified traffic, coordinating closely with local teams and utilizing available resources and staffing.
  • Collaborate with local managers to establish and nurture key relationships with university officials, business partners, residents, and other gatekeepers to generate marketing opportunities.
  • Manage third-party marketing and leasing tools/resources and regularly review and update marketing messages and offers to optimize lead generation.
  • Maintain detailed market source lists within Entrata, tracking which sources drive the most traffic.
  • Set, implement, and monitor leasing goals and renewal programs to meet occupancy targets; motivate leasing teams with creative goal boards, contests, and rewards in partnership with management.
  • Lead training initiatives focused on sales process improvements such as curb appeal, tour path optimization, sales techniques, follow-up strategies, and effective use of leasing tools.
  • Support Managers in maintaining positive reputations and strong relationships with schools and local communities.
  • Collaborate closely with Leasing Managers, Regional Marketing Specialists, General Managers, and Regional Directors to ensure smooth coordination of marketing and leasing initiatives.
  • Assist with projects and initiatives as directed by supervisors.

Qualifications
Qualifications
  • Bachelor's degree; or 3-5 years of experience in student housing; or an equivalent combination of education and experience.
  • 3-5 years of onsite management experience preferred, especially in student housing General Manager or Assistant General Manager roles.
  • Excellent communication skills, with strong public speaking abilities preferred.
  • Proven ability to manage multiple projects simultaneously, prioritize effectively, and meet deadlines in a fast-paced environment.
  • Entrepreneurial mindset: creative, proactive, and willing to challenge the status quo to meet resident and company needs.
  • Willingness and ability to travel 90-95% of the time.

Relevant Systems and Platforms:
  • Proficiency in Microsoft Outlook, Word, Excel, and property management software (Entrata).
  • Knowledge of market rate and LIHTC programs, as well as Fair Housing and Equal Employment Opportunity (EEO) laws.
