Job description

Job Overview:
Accountable for the financial and contractual issues relating to the operating expenses of all UNFI real estate including Common Area Maintenance (CAM), property taxes, property insurance and utility charges. Works with landlords and vendors in collaboration with the UNFI legal, finance, tax and accounting departments to ensure the operating expenses are accurately and fairly assessed for the UNFI real estate portfolio.
Job Responsibilities:
Core Responsibilities
• Review and pay Common Area Maintenance (CAM) and other landlord billings in a timely manner.
• Register new real estate vendors and update existing vendor profiles to ensure accurate rent payment and other real estate related billings.
• Coordinate with offshore accounting team to bill retailers for CAM and property taxes.
• Manage CAM and real estate tax audit consultants and ensure appropriate credits are taken against rent and CAM charges.
• Reviews and research governing real estate documents which might affect the Company's rights or obligations with respect to building and common area operations and use restrictions, provide clear, concise recommendations regarding such issues
• Analyzes common area maintenance budgets and prepares recommendations for cost savings.
• Coordinates with Property Accounting and Legal Department personnel in the management of rental tenant accounts with respect to common area maintenance, percentage rent issues, timely collections, lease administration and vendor contracts.
• Fields lease questions from regions, divisions, and departments.
• Coordinates negotiation efforts in relation to CAM and real estate tax related issues.
• Performs other relevant job duties as required.
Job Requirements:
Education/ Certifications:
• Bachelor's degree in business or related field preferred.
• 3 years of experience in real estate and asset management preferred.
• 3 years of experience in working with legal real estate documents such as leases, common area maintenance agreements and operating covenants.
Knowledge/Skills/ Abilities
• Possess good communication skills, both written and verbal, plus possess ability to make effective training presentations.
• Possess ability to analyze, interpret, and report financial data, able to quantify results of department work.
• Ability to work in cooperation with others to achieve desired results.
• Good organizational skills to handle and prioritize heavy workload and to accomplish tasks in a timely manner.
• Personal computer skills and experience required.
Work Environment:
Remote Role:
• This position is classified as remote where the associate will perform remote work from their primary residence. Remote associates are welcome to work from the office but are not required to do so. While remote associates are not required to work from an office on a regular basis, they may be required to come to the office or other UNFI locations for necessary business reasons or if directed to do so by their manager.
• This position requires the associate to travel up to 50% to company offices, distribution centers, or other locations for specific meetings or other business reasons.

• Incumbent may sit for long periods of time at desk or computer terminal
• While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear.

• Stooping, bending, twisting, and reaching may be required in completion of job duties.
