Position Summary:

JLL is looking for a Project Manager/Senior Project Manager to oversee complex post-construction warranty, additional scope of work claims and special projects for our client. In this client facing role, you will be known as the Warranty Advisor and will collaborate with the client's Reinvestment teams, Facility & Maintenance Consultants, Lead Advisors and General Contractors.

Key Focus:

  • Lead construction projects and manage warranty processes by identifying defect root causes.

  • Develop solutions in collaboration with Design, Engineering, and General Contracting teams.

  • Ensure effective stakeholder communication and prompt issue resolution.

  • Build strong client relationships with attention to detail and proactive communication.

Key Responsibilities:

  • Manage project closeouts, ensuring timely resolution and documentation of post-construction issues.

  • Collaborate with internal teams and external partners to resolve defects.

  • Conduct on-site and virtual meetings to address issues based on their number and complexity.

  • Analyze the root causes of claims, identifying trends and systemic issues.

  • Facilitate communication between regional teams, vendors, and project managers.

  • Build relationships with stakeholders to achieve successful outcomes.

  • Serve as the primary contact for complex post-construction escalations.

  • Ensure compliance with client standards, policies, and contractual terms.

  • Monitor claim metrics and work with Quality Assurance Consultants to drive improvements.

Qualifications:

  • Bachelor's degree in Construction Management, Project Management, Engineering, Architecture, Business or equivalent experience

  • 5+ years in construction management, facilities management, or related field with focus on post-construction quality assurance

  • Strong project management and problem-solving skills, root cause analysis experience

  • Excellent communication skills

  • Proficient with project management tools and software (Microsoft Office, Smartsheet, PlanGrid/ACC, Bluebeam)

  • Independent worker with effective time management skills

  • Detail-oriented, organized, and proactive

  • Willing to travel up to 40% of the time
