Job Summary:
Responsible for day-to-day operations, financial results, and staffing at all apartment communities in the assigned portfolio, including personnel hiring, training and development, and managing; occupancy results; marketing plans; budgeting; forecasting; maintenance; asset preservation; capital improvement; collections, evictions, and refunds; and safety and security; to provide the highest standards of management that meet owner expectations and safeguard their assets. Must be analytical, consistent, fair, and cost-conscious. Must follow policy, directions, and memoranda from the Legacy corporate and regional offices. This is a remote/ hybrid position that requires travel throughout the region. Looking for a candidate with 1-5 years of experience.
Key Responsibilities:
  • Leadership & Oversight - Supervise all property staff, ensuring strong performance, development, and retention. Provide regular feedback, conduct annual reviews, and guide team operations across assigned properties.

  • Financial Management - Develop and manage operating and capital budgets. Review financial reports to optimize revenue and reduce expenses. Approve invoices and requisitions related to property operations and supplies.

  • Property Operations - Oversee day-to-day property functions including capital replacements, landscaping, and maintenance coordination. Evaluate unresolved issues and ensure property longevity and appeal.

  • Compliance & Safety - Ensure compliance with all federal, state, and local laws, including Fair Housing and building codes. Monitor adherence to safety training and coordinate with government agencies as needed.

  • Marketing & Leasing Strategy - Develop and approve advertising plans. Conduct market studies to maintain competitive positioning. Support curb appeal initiatives and provide leasing guidance to on-site staff

  • Resident Satisfaction - Monitor resident satisfaction and implement strategies to improve retention and renewal rates. Support communication, community events, and service responsiveness.

  • Technology & Reporting - Utilize property management software for performance monitoring and auditing. Review reports such as revenue data, cost codes, and salary analyses to guide decision-making

  • Vendor & Contract Management - Obtain bids and manage vendor relationships to ensure cost-effective purchasing and regulatory compliance. Approve purchases and coordinate service contracts.

  • Business Development - Identify new business opportunities and support due diligence efforts for acquisitions, takeovers, and dispositions. Maintain communication with owners and asset managers.

  • Regional Support - Travel as needed to assist properties in other regions and ensure consistent operational standards across the portfolio.

Additional Compensation:
Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
In addition to the base salary, this role may be eligible to participate in a bi-weekly, monthly, quarterly, or annual bonus program based on individual and company performance.
