Location: Tacoma, WA
Schedule: 9 AM-5 PM, Monday-Friday
Reports To: Regional Manager


Job Overview

Targa Real Estate Services, a trusted name in property management for over 35 years, is a second-generation, family-owned business known for its commitment to integrity and excellence. We are seeking a proactive Property Manager with strong communication skills to join our team. The Property Manager is responsible for the overall operations, financial performance, and tenant relations of assigned properties. This role involves leasing, maintenance oversight, budget management, and ensuring compliance with local and state regulations. The ideal candidate is a proactive leader with strong communication skills, a keen eye for detail, and a passion for property management.


Key Responsibilities

Property & Tenant Management

Oversee daily operations of assigned properties, ensuring high occupancy and tenant satisfaction. Manage lease renewals, rent collections, and tenant communications. Enforce lease terms and handle tenant disputes professionally. Ensure properties comply with all local, state, and federal regulations.

Financial & Budget Management

Monitor rent payments, process invoices, and track financial performance. Assist with setting rental rates based on market conditions and property performance.

Maintenance & Vendor Coordination

Coordinate maintenance requests and ensure timely resolution of property issues. Conduct routine property inspections and address maintenance concerns proactively. Manage vendor relationships and negotiate contracts for property services.

Marketing & Leasing

Collaborate with marketing to create effective leasing campaigns. Oversee leasing efforts to maintain high occupancy rates. Conduct property tours and respond to prospective tenant inquiries.

Reporting & Compliance

Maintain accurate records of property activities, tenant interactions, and financial reports. Prepare and present monthly reports on occupancy, expenses, and maintenance needs. Stay updated on industry trends and best practices in property management.


Qualifications

  • Experience: 5+ years of property management experience (multi-family preferred).
  • Education: Bachelor’s degree in business, real estate, or a related field preferred but not required.
  • Certifications: CPM, CAPS, CAM or other relevant industry certifications preferred but not required.
  • Skills: Strong leadership, communication, problem-solving, and customer service skills.
  • Tech Proficiency: Experience with property management software (i.e.Real Page,Yardi, AppFolio, or similar).


Compensation

  • Salary: $80000-$90000 DOE
