Job description

Job Title: Regional Maintenance Supervisor
Reports to: Regional Property Manager
Purpose:
The Regional Maintenance Supervisor is the lead for all maintenance operations in his/her region. Working closely with the Regional Property Manager, the Regional Maintenance Supervisor (RMS), is ultimately accountable for all maintenance-related performance metrics for each community in the regional portfolio.
Responsibilities:
  • Perform site visits weekly at each community, keeping a close pulse on each site’s maintenance operations.
  • Assist with sourcing maintenance talent from referrals, networking, and industry contacts. Support the recruitment process by interviewing candidates alongside Property Managers and the Regional Manager.
  • Coach and mentor all maintenance staff in the region through regular training, one-on-one instruction, and corrective discipline as required.
  • Be fluent in the AppRent maintenance system, understanding all aspects of how the system impacts maintenance operations on site, and being able and willing to train maintenance staff on how to use the system properly.
  • Provide a weekly maintenance operation report to the Executive Leadership Team, including staffing updates, renovation projects status, maintenance performance metrics for each site (number of open work orders, number of pending make-readies, etc.), and any relevant maintenance issues at each site.
  • Encourage and motivate maintenance staff performance in work order completions, reducing call backs, providing excellent customer service, and staying on top of make readies.
  • Perform quality control checks on work done by maintenance staff and provide guidance on work quality as needed.
  • Coordinate with the CapEx team on renovation and operations projects that may fall outside of the scope of day-to-day maintenance operations.
  • Source, review, and approve bids for any work outsourced to vendors outside of routine make ready expenses.
  • Act as Project Manager for any maintenance/renovation projects in the region, following projects through to completion and notifying the appropriate parties when the project has been completed.
  • Ensure site inventories are properly tracked and stocked through DASMEN’s inventory tracking tools.
  • Be accountable for safety training and enforcement in the region, ensuring all maintenance personnel are following safety protocols and are OSHA compliant.
  • Design and execute a deferred maintenance/building beautification schedule for each community in the region for each season. The schedule should include required deferred maintenance activities like cleaning breezeways and gutters, pool maintenance, and light inspections, for example.
  • Plan and execute preventative maintenance for sites, i.e. quarterly smoke detector checks, filter changes, coil cleanings, etc.
  • Coordinate communication with the Accounting department in matters of invoice payments and vendor contracts. Follow-up on accounting issues with the appropriate parties.
  • Ensure all maintenance and groundskeeping staff have ordered and received DASMEN uniforms and name tags.
  • Respond to emergency maintenance calls as needed, including during nights, weekends, and holidays if necessary. Manage the on-call rotation schedule for the region.
  • Facilitate risk management training for the region, including providing instructions on incident reporting, emergency plans, and site safety practices.
  • Monitor and supervise overtime for all maintenance staff.
  • Additional responsibilities as required.
