About Connexus Hub

Connexus Hub Inc. is a woman-owned small business delivering professional, analytical, and program management services to federal agencies. We are building a Washington, DC team to support real estate portfolio management, customer account management, and occupancy operations for a large multi-tenant federal office building.


About the Role

This role provides senior portfolio analysis, occupancy strategy, asset planning, scenario development, and executive decision support for a 1.2 million square foot multi-tenant federal office building transitioning to a full multi-tenant operating model.


What You Will Do

  • Develop and maintain the building portfolio plan, including occupancy, vacancy, utilization, tenant mix, and revenue assessments.
  • Maintain supply-and-demand analyses for available space and develop occupancy, consolidation, backfill, and tenant placement scenarios.
  • Identify opportunities to improve utilization and reduce vacant space carrying costs.
  • Analyze prospective tenant requirements against available building space and support stacking plans and long-range occupancy planning.
  • Maintain a rolling forecast of occupancy changes and identify risks tied to vacancy, tenant concentration, space turnover, tenant improvements, and occupancy timing.
  • Prepare decision papers, executive briefings, and recommendations, and maintain a record of asset management decisions and approved strategies.


What You Need

  • Eight years of real estate portfolio or asset management experience.
  • Experience with occupancy, vacancy, utilization, revenue, and investment analyses.
  • Experience preparing asset plans and senior level recommendations.
  • Knowledge of federal real property principles and practices.


Nice to Have

  • Experience with federal real property inventory and utilization reporting.
  • Familiarity with occupancy agreements and reimbursable service structures.
  • Advanced modeling and scenario analysis skills.


Additional Information

  • This position is based on site in Washington, DC during core business hours of 8:00 a.m. to 5:00 p.m., Monday through Friday.
  • Employment is conditioned on the candidate receiving a favorable security investigation for unescorted access to a federal facility. Candidates who already hold a security clearance are encouraged to note it, though a clearance is not required for this role.
