We are seeking a driven, entrepreneurial and capable real estate professional to serve as our New England Market Leader and Real Estate Director.

Job Description

This position will focus on market strategy, presence, development management, and commercial leasing in Worcester, MA, and the broader Boston region, and will support commercial lease and sales administration for the Company's MA portfolio. 

The Real Estate Director will provide a leadership presence for our Worcester office; maintain and grow the Company's network of relationships in the region; help to identify, evaluate and advance acquisitions and investment opportunities; oversee real estate developments; and develop and implement creative leasing and sales strategies for our 200,000 SF+ MA commercial portfolio. 

The ideal candidate is a motivated self-starter with strong real estate analysis and development skills; strategic networking and relationship-building capacity with public and private partners; and creative leasing experience. 

Key Responsibilities:

1. New England Market Leader

  • Market strategy, direction, and accountability
  • Active presence and leadership in local market, working out of our Worcester office a minimum of three days per week
  • Brand ambassador, maintaining key relationships, board seats, and industry group participation
  • Portfolio management in local market

2. Project Development and Execution

  • Lead all phases of development projects, including feasibility, entitlement, design, construction, and stabilization
  • Develop and maintain project schedules, budgets, and pro formas
  • Monitor project performance and implement corrective actions as needed
  • Coordinate with architects, engineers, contractors, and consultants
  • Support capital sourcing efforts (debt, equity, public financing, incentives)
  • Track project costs, cash flow, and returns against underwriting 
  • Manage zoning, permitting, and entitlement process
  • Interface with local governments, agencies, and community stakeholders
  • Coordinate cross-functional teams (legal, finance, asset management, leasing)

3. Acquisitions & Investment - Strategic Adjacencies and Growth Opportunities

  • Maintain investment sales broker relationships
  • Identify targeted acquisitions per MG MA strategy
  • Advance due diligence, evaluation and predevelopment activities on acquisitions opportunities

4. MA Portfolio Leasing & Sales - Strategy, Organization, & Execution

  • Lead leasing strategy, pricing, and negotiations for MA
  • Market and lease existing vacancies through oversight of third party brokers and direct creative leasing strategies
  • Issue and negotiate LOIs and leases
  • MA lease renewal & critical date tracking
  • Assist with capital expenditure plans for MA portfolio 
Qualifications

Education & Experience:

  • Master's degree or equivalent Real Estate Certificate preferred but not required (related experience considered in lieu of post-undergraduate studies)
  • 3-5+ years of experience in real estate development and/or investment

  • Passion for real estate development, high-quality design and construction, and placemaking of all types
  • Outstanding work ethic and flexibility
  • Ability to manage a variety of tasks within a tight time schedule
  • Ability to analyze real estate from a strategic point of view

  • Demonstrated resourcefulness and independence in carrying out responsibilities and assignments

Technical Proficiency:

  • Proficiency in MS Word and Excel
  • Competency in real estate software a plus (e.g., MRI, Argus, or similar)
