Job description

Position Summary

The Vice President, Real Estate (West Region) is responsible for overseeing the diligence materials and transactional documents for real estate acquisitions and dispositions on behalf of the Walton Legal department and for managing external counsel, title and escrow companies, and other service providers in connection with such transactions. This position manages the title and escrow process for all real estate finance transactions pertaining to U.S properties and assists the Legal Department and Walton’s operations and management teams with other matters as they arise, whether related to a transaction or to the ownership of property after acquisition.

Essential Duties and Responsibilities

The essential functions include, but are not limited to the following:

  • Perform in-depth target market research to identify future areas of acquisition in specified MSA.
  • Target potential properties including both large, pre-development land and smaller, immediately developable land that fit a pre-defined buying criterion.
  • Oversee escrow and feasibility period for land acquisitions.
  • Identify risks (political, cultural, market, financial, development and environmental) associated with opportunities and present to leadership.
  • Engage and manage consultants, brokers, lawyers and title companies.
  • Support and coach Land Acquisition Analysts on department processes and industry standards.
  • Complete and present Proforma modeling, underwriting and presentation of land acquisition opportunities to land acquisition committee(s).
  • Present research and proposals to internal and external groups, investors, and distribution partners.
  • Coordinate with Operations, Sales and Consulting teams on preliminary and final land acquisition and disposition analysis.
  • Help build industry and market presence and awareness.
  • Maintain appropriate records for each land acquisition and disposition.
  • Stay current on industry and municipal standards.
  • Build and maintain positive relationships within the organization and with Municipalities Agencies, and our customers.
  • Perform other duties as assigned.

Minimum Qualifications (Knowledge, Skills, and Abilities)

  • Candidate must currently reside in Arizona. Local market knowledge and the ability to regularly travel throughout the state are required.
  • Experience with a national or regional homebuilder or land development company is required.
  • Bachelor’s degree in real estate/Business, Construction, Planning, Finance or another related field preferred
  • 3-5 years of experience in land acquisition, land development, or residential real estate, development with a homebuilder or land development company is required.
  • Experience in land brokerage, consulting or engineering supporting residential development projects will also be considered.
  • Extensive knowledge of Excel, Word, PowerPoint, & Outlook (3rd Party Market Data experience preferred)
  • Ability to travel 2-3 weeks per month to land acquisition sites and consultant offices throughout a specified MSA (valid driver’s license is required)
  • Hardworking, detail-oriented and analytical professional with a strategic mindset
  • Proven strength in negotiation, analysis and creative problem solving, communication, interpersonal relationships, self-motivation, and leadership
  • Ability to manage and/or coordinate multiple projects while working collaboratively with internal and external stakeholders
  • Willingness to learn and grow professionally
