Shine Associates, LLC has been retained to search, identify and recruit a Manager of Real Estate Development (New England) on behalf of our client ('Company'). This position will be based in Boston, MA and report to the VP of Real Estate and Store Planning.

MANAGER, REAL ESTATE DEVELOPMENT - NEW ENGLAND
The Company is seeking an experienced Real Estate Site Development expert. This role will lead the market analysis, site identification, and early-stage development activities to ensure new locations throughout New England and greater Boston, align with our core customer, brand strategy, and long-term growth objectives. Candidate will have deep experience and a strong network in the Boston metropolitan market.
ESSENTIAL DUTIES AND RESPONSIBILITIES
A successful individual has a high drive, is strategic, data-driven, and entrepreneurial, with the credibility to represent the company internally and externally, and the judgment to recommend disciplined, high-return growth opportunities.
  • Help to execute a New England market expansion strategy aligned to customer demographics and brand positioning. Build a pipeline of opportunities that align with our strategic plan
  • Work with our corporate team to: Identify, evaluate, and prioritize potential sites using demographic, traffic, competitive, and financial analysis.
  • Build and manage relationships with brokers, developers, landlords, municipalities, and economic development agencies.
  • Partner with team on site feasibility, entitlement strategy, and initial due diligence including zoning, utilities, access, and environmental considerations.
  • Partner with Finance, Operations, Construction, and Marketing to develop business cases and pro formas.
  • Present site recommendations and investment rationale to executive leadership team.
  • Monitor regional real estate trends, pricing, incentives, and competitive activity.

QUALIFICATIONS, SKILLS AND EXPERIENCE
  • 10+ years of experience in real estate development, site selection, or market expansion, preferably in retail or consumer-facing formats.
  • Demonstrated expertise across New England markets (MA, CT, RI, NH, ME, VT).
  • The drive to be able to create location opportunities, not just react to opportunities presented.
  • Strong understanding of demographic analysis, customer profiling, and location analytics.
  • Proven ability to manage multiple projects and capital investments simultaneously.
  • Excellent negotiation, financial analysis, and executive-level communication skills.
  • Bachelor's degree required; advanced degree or real estate credentials preferred.

COMPENSATION
The annual compensation for this role is expected to be in the range of $175,000 - $225,000. Actual base salary and bonus will be determined by several components, including but not limited to: relevant experience, skills and qualifications, base salary of internal peers, and geographic location. Final compensation will be based upon the candidate's overall experience and ability to meet the goals for the client. The Company is prepared to offer a competitive compensation package.
