Description
CooperZadeh Property Management is seeking a skilled and dependable Maintenance Technician to support operations at our single-family home community in Cleveland, Texas. This position is responsible for delivering high-quality maintenance services, ensuring homes are rent-ready, and providing professional service to residents while protecting company assets.
The Maintenance Technician performs general maintenance repairs, completes work orders within established timelines, supports make-ready turns, and ensures preventative maintenance and safety standards are consistently met.
Essential Duties and Responsibilities
  • Complete service requests within company response and completion standards.
  • Diagnose and repair HVAC, plumbing, electrical, appliance, drywall, and general carpentry issues.
  • Accurately document all work performed in the company CMMS (Yardi).
  • Execute make-ready tasks to ensure homes meet "rent-ready" quality standards.
  • Perform preventative maintenance according to established schedules.
  • Conduct inspections and identify scope gaps prior to turn completion.
  • Maintain clean, organized, and safe work areas.
  • Follow OSHA, city, and company safety standards at all times.
  • Participate in on-call rotation as required.
  • Communicate professionally with residents, vendors, and team members.

Requirements
Education & Experience
  • Minimum 2+ years of residential, multifamily, or BTR maintenance experience.
  • Experience in HVAC, plumbing, electrical, appliance repair, and general building maintenance.
Certifications
  • EPA Certification - Type II or Universal (Required).
Technical Skills
  • Proficiency in using CMMS systems; experience with Yardi preferred.
  • Strong troubleshooting and diagnostic skills.
  • Ability to prioritize tasks and meet completion deadlines.
  • Basic computer and mobile device proficiency.
Physical Requirements
  • Ability to lift and carry 50+ lbs.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to stand, bend, kneel, and climb stairs for extended periods.
Other Requirements
  • Valid driver's license and reliable transportation.
  • Ability to participate in on-call rotation.
