Job description

The Commercial Property Manager supports the day-to-day operations of commercial properties by helping maintain property conditions, coordinating vendors and maintenance activities, and ensuring compliance with safety regulations and emergency procedures. The position serves as a key tenant contact, assisting with tenant relations, move-ins and move-outs, and lease compliance, and supporting leasing and occupancy initiatives to deliver a high level of tenant satisfaction. Additionally, the Commercial Property Manager assists with financial and operational management, including budgeting, reporting, monitoring property performance, and supporting capital improvement projects. The Commercial Property Manager ensures commercial properties are maintained to the highest standards, financial objectives are achieved, and tenant relationships are effectively managed to maximize occupancy, retention, and asset value. 

ESSENTIAL DUTIES AND RESPONSIBILITIES

Property Management:

  • Support commercial positions, such as Senior Commercial Property Manager and General Manager, on the day-to-day operations of assigned commercial properties, ensuring high-quality property conditions.
  • Communicate with vendors for contracted services and capital projects and search for potential new vendors.
  • Conduct regular property inspections and partner with ProTech to ensure prompt resolution of maintenance concerns.
  • Assist with maintenance and repair activities, ensuring timely response to tenant requests and preventative maintenance programs.
  • Partner with the Safety Manager and Legal department to ensure compliance with all local, state and federal safety regulations.
  • Follow and uphold CSM’s emergency response procedures.
  • Uphold CSM’s values in every decision, action and interaction with employees, customers, guests, tenants, vendors and other business partners.

Tenant Relations & Leasing Support:

  • Serve as an additional point of contact for tenants, including after hours, fostering strong relationships and high service levels.
  • Address tenant concerns professionally and resolve issues in a timely manner.
  • Monitor tenant satisfaction and proactively identify retention opportunities.
  • Support or coordinate tenant onboarding, move-ins, move-outs and suite turnover processes.
  • Partner with leasing teams on renewals, relocations and vacancy readiness.
  • Collaborate with leasing teams to support marketing, leasing strategies, and occupancy goals.
  • Ensure compliance with lease agreements, including rent collection, renewals, and enforcement of lease terms.

Financials & Budgeting:

  • Prepare and manage annual operating budgets, forecasts, and financial reports; monitor performance against targets.
  • Monitor property performance using key financial metrics, market data, and operational trends to drive decision-making.
  • Support capital improvement projects, including budgeting, vendor selection, and execution oversight.
  • Prepare and present reports to leadership, including operational updates and financial performance summaries.
  • Support strategic initiatives to enhance property value, tenant satisfaction, and operational efficiency.

REQUIRED SKILLS AND EXPERIENCE

Skills:

  • Basic math skills and financial acumen, including budgeting knowledge.
  • Excellent communication and interpersonal skills with the ability to build relationships with tenants, vendors, and internal stakeholders.
  • Proven ability to manage multiple priorities in a changing environment.
  • Strong problem-solving and decision-making skills.
  • High level of organization and attention to detail.
  • Proficiency in Microsoft Office Suite.
  • Ability to learn property management software (Yardi or similar systems).
  • Ability to understand market trends and apply insights to property strategies.

Education:

  • High school diploma or GED required.
  • Bachelor’s degree in Real Estate, Finance, Business Administration or related field preferred.

Experience:

  • Zero (0) to two (2) years of commercial property management experience, preferably with multi-tenant office, retail, or mixed-use properties. Or equivalent experience in residential/multi-family property management.
  • Experience managing budgets.
  • Proven track record of relationship management.
  • Experience overseeing vendor contracts.
  • Professional certifications such as CPM (Certified Property Manager) or RPA (Real Property Administrator) are a plus.
  • Knowledge of local real estate regulations and compliance requirements.

Rate: $65,000 USD - $80,000 USD per year
