Property Manager

Summary: The Property Manager is responsible in maintaining all aspects of property operations, with a concentration on sales, marketing, operations and supervision of an apartment community.

Additional duties to include the following:

Manager will be responsible for all day to day on site operations and financial aspects of the apartment community with the primary objectives of maximizing operating performance: increasing the net operating income / gross operating profits of the community.

Duties/Responsibilities to include, but not limited to:

  • Hire, train, coach and develop a team to create a strong working environment with a productive working relationship with the staff.
  • Communicate with each department head to ensure that company’s customer service standards are effectively communicated to all employees.
  • Responsible for enforcing all aspects of lease
  • Fielding and handling resident concerns and issues at the property level while maintaining a professional relationship with residents and resolving situations to maintain resident’s satisfaction within company guidelines.
  • Prepare reports of properties financial status: such as weekly, month end, delinquency, leasing, occupancy & executive summary reports as required.
  • Open mail and code / submit invoices to corporate office per F&F procedures
  • Keep office clean and organized with proper office supplies to maintain efficiency.
  • Monitor “work order call backs” to ensure customer satisfaction and maintenance follow thru.
  • Report incidents/accidents claims timely per F&F procedures-workers comp or liability claims
  • Reconcile petty cash monthly
  • Approve expenses for office and maintenance to ensure property is operating with in budget. If expense over $500.00 get approval from Regional Manager.
  • Implement effective marketing/sales and retention programs. Create mailers – gathering information and sending out, Promotions – procedures followed by leasing, Local businesses – gathering of info and promoting property, and update advertising with all sources as rates change
  • Conduct weekly market surveys to analyze market conditions, occupancy trends, competitive pricing and product in order to make recommendations for adjusting market rents, renewal rates and retention programs, as well as leasing incentives.
  • Analyze and approve new resident files.
  • Sign all new and renewal leases and return to residents daily or weekly and review for accuracy in Entrata and YES/AUM
  • Ensure all paperwork or correspondence to be distributed to residents, vendors or others from your property is reviewed by property manager and accurate before delivery.
  • Scheduling -Create and manage the monthly office schedule implement changes for vacation, sick, etc,.

Requirements:

  • Experienced property manager with an emphasis in sales. Strong communication skills • High-energy and enjoys a fast pace environment • Enjoys and take pride in providing excellent customer service • Great with people — warm, friendly and helpful in person and on the phone • Computer skills, typing and writing ability for correspondence, memos, etc. Entrata experience a plus • Valid driver’s license • High School Diploma or equivalent
