Facilities Operations Manager – Riverwalk Outlets | New Orleans, LA

Location: Downtown New Orleans, LA • Employment Type: Full-time - Exempt


Lead Retail Property Operations in the Heart of Downtown New Orleans. Riverwalk Outlets, a premier outlet shopping center along the Mississippi River, is seeking an experienced Facilities Operations Manager, with a New Orleans 1st Class Stationary Air Conditioner License, to oversee daily retail property operations for 75+ stores and restaurants. This role is ideal for a licensed First-Class Stationary Air Conditioning Operator in New Orleans who excels in facilities management, vendor coordination, and operations leadership.


Base Salary of $85,000 - $90,000 dependent on experience. Eligible for End of Year Bonus.

Position Overview

The Operations Manager ensures smooth, safe, and cost-effective property maintenance and facilities operations. Responsibilities include supervising staff, managing vendors and contracts, overseeing building systems (including HVAC), and maintaining a clean, secure, and welcoming environment for tenants and guests.


Key Responsibilities

  • Engineering & Maintenance Operations

    • Lead daily meetings with the Chief Engineer and engineering staff to prioritize maintenance tasks.

    • Oversee a preventative maintenance schedules, work orders, repairs, and parts inventory

    • Step into perform maintenance or operations functions duringhigh demand, including, but not exclusively: structural damage, HVAC, chillers, boilers, refrigeration units, plumbing, electrical, lift stations, and cosmetic (drywall, painting, etc). Evaluateand assist withall escalated repairs or maintenance, and determine when vendor support is required for major repairs.

    • Coordinate and manage vendor support asnecessary for major repairs, special events, activations, and installations.

    • Ensure the property and tenants are prepared to protect the stores and buildings ahead of time ofinpending significant weather events.

    • Approve staff schedules, PTO, and overtime for the engineering team.

    • Track budgets and plan capital improvements.



  • Vendor Management

    • Respond promptly to maintenance and repair needs via email, phone, and onsite meetings.

    • Provide proven network of trusted third-party vendors who are efficient, quality driven, and budget friendly. Continually source industry vendors to obtain quotesand develop relationships to ensure there are multiple options to manage needs for housekeeping, security, HVAC operations, major and general repairs, special events, activations and installations.

    • Maintain property maps, plans, and site safety protocols; ensure contract and RFP compliance.

    • Build strong vendor relationships and monitor performance through completion.



  • Property & Tenant Relations

    • Oversee building systems (HVAC, fire systems, generators) and assist as required with preventative maintenance. Insure everything is continual working order and thatall regulated inspections are completed.

    • Coordinate utility billing, vendor reconciliations, and key control for mall and vacant spaces.

    • Respond to tenant requests within required timeframes; conduct daily property walkthroughs.

    • Support emergency response and after-hours incident management as needed.



  • Leasing Support

    • Coordinate construction, store openings and closures, and punch list completion.

    • Collect post-construction documentation and support Specialty Leasing (kiosk/cart setups and relocations).




Qualifications

  • License Required: 1st Class Stationary Air Conditioning License issued by theCity of New Orleans. Current or Must be CompletedWithin 90 days of employment.

  • License Desired: Journeyman Plumber or Master Plumber, Journeyman Electrician or Master Electrician. Experience working with plumbing and electrical to the point of requesting permits is required.

  • 3+ years' Experience Required: Combined experiencewith direct, hands-onoperating or maintenance of mechanical systems,and/or supervision of building mechanical systems in a commercial or industrial setting. It can include: Boilers, steam systems, chillers / HVAC systems, refrigeration systems, and pumps (including compressors and auxiliary equipment)

  • 3–5 years of experience in property operations, facilities management, or related roles.

  • Demonstrated driveto step in to completemaintenance and repair work when needed to train staff, assist with heavy workload,and/or difficulty of the maintenance or repair in the areas of boilers, chillers / HVAC, plumbing, electrical, lift stations, and cosmetic repairs such as painting and drywall.

  • Bachelor’s degree in Operations Management, Facilities Management, or related field preferred.

  • Proficiency in Microsoft Office Suite; strong communication and problem-solving skills.

  • Ability to work independently, manage changing priorities, and collaborate across teams.

  • Has created a network ofvendor relationships that have proven they are efficient, quality focused, and budget friendly.
