REGIONAL PROPERTY MANAGER – METRO DETROIT – IN-PERSON

What You’ll Do

In this role, you’ll oversee the daily operations of a portfolio of communities throughout Metro Detroit. Reporting directly to the Director of Property Management, you’ll provide leadership, financial oversight, operational direction, and team development support to ensure each property meets performance goals and maintains Kaftan’s high standards.

You’ll take ownership of:

  • Directing day-to-day operations across multiple properties, including oversight of Property Managers and functional leaders (leasing, resident services, maintenance).

  • Establishing and maintaining strong communication systems between site teams and the corporate office.

  • Reviewing monthly financial reports and conducting budget variance analysis.

  • Leading the annual operating and capital expenditure budgeting process in collaboration with Property Managers and ownership.

  • Monitoring property performance and making recommendations to improve revenue, occupancy, and expense control.

  • Developing and implementing marketing and advertising strategies in partnership with Property Managers and Leasing teams.

  • Reviewing occupancy trends and recommending market rent adjustments.

  • Conducting regular site visits to evaluate operations, organization, and physical asset condition.

  • Performing physical inspections of grounds, buildings, and vacant units to ensure market-ready standards.

  • Auditing administrative, accounting, and maintenance processes to ensure compliance with company policies and procedures.

  • Recruiting, training, mentoring, and developing Property Managers and site-level staff.

  • Approving all new hires, status changes, and terminations for on-site personnel.

  • Conducting performance evaluations and managing disciplinary processes in alignment with company policy.

  • Monitoring work order completion, payroll processes, leasing performance, and occupancy reporting.

  • Assisting the Director of Property Management and leadership team with special projects as needed.

What You Bring
  • 5+ years of progressive experience in property management, including multi-site or regional oversight.

  • Strong financial acumen with experience reviewing budgets, financial statements, and variance reporting.

  • Demonstrated leadership experience managing and developing property management teams.

  • Knowledge of fair housing regulations and applicable local/state property management laws.

  • Exceptional communication and organizational skills.

  • Ability to travel regularly throughout the Metro Detroit portfolio.

  • Proficiency with property management software (Yardi experience preferred) and Microsoft Office.

  • A valid driver’s license and current insurance.
