Responsibilities:

  • Oversee operation of collection ofย third-party managed and/or ownedย properties totalingย in excess of 250,000 square feet.ย 
  • Mayย be responsible for performance management of assigned on-site staff.ย 
  • Maintains strong tenant relations; establishes a high level of client satisfaction with property owners.ย ย 
  • Ensures that assigned properties are well maintained, efficiently operating,ย and aesthetically pleasing.ย 
  • Ensures that building work orders are completed by designated staff, including maintenance and repairs; oversees the work quality of all third-party contractors or vendors.ย 
  • Creates, reviews and maintains operating budgets,ย operating expense reconciliation,ย and estimates.ย ย 
  • Assists with communication between ownership and the organization.ย ย 
  • Oversees accounts payable and collections.ย ย 
  • Oversee tenant improvement and capital improvement projects.ย ย 
  • Provide value engineering and value enhancement insight to the properties.ย ย 
  • Negotiates and awards service contracts, supervises and directs the daily activities of building engineers.ย ย 
  • Produce accurate, detailed monthly property owner reports in a timely manner.ย 
  • Interacts with leasing and brokerage to ensure objectives are met.ย 
  • Performย multi-property site inspections toย ensure curb appeal and quality control.ย 
  • Implementation and management of preventative maintenance programs.ย 
  • Oversite of parking operations
  • Performs other duties as assigned.ย ย 

Qualifications:

  • Minimum ofย five (5) years of experience inย property management with demonstrated increase in responsibility and results. Previous experience with high-rise buildings preferred.ย 
  • Bachelorโ€™s degree in Business Administration, Finance, Accounting, Real Estate or a related field preferred.
  • Certified Property Manager (CPM) or Real Property Administrator (RPA) designation preferred.
  • Excellent organizational, time-management, motivational and leadership skills.ย ย 
  • Excellent communication skills, both verbal and written.ย ย 
  • Proficient withย Microsoft Office Suite applications.ย 
  • Working knowledge of mechanical systems including elevators (freight and passenger), chillers, coiling towers, boilers, fire-life-safety systems, plumbing and electrical systems.ย ย 
  • Understanding of building structures and required maintenance.ย ย 
  • Understanding of financial statements and reports.ย ย 
  • Solid understanding of various types of commercial leases and insurance.ย 
  • Knowledge of lease clauses and their interpretation.ย ย 
  • Property Management software experience a plus (Yardi, MRI etc.)ย
