Job description

Overall:

This position reports to the VP, Property Management and will manage five to seven Property Managers within the sub-region. Core responsibilities include NOI enhancement, operational and capital project management, construction oversight, budgeting, reporting, lease compliance, and community and municipal representation for the landlord.

Responsibilities:

  • NOI enhancement through expense management (including CAM recoveries), specialty and ancillary leasing growth programs (such as pylon panels, snow storage, and other revenue initiatives) aligned to established growth targets
  • Conduct property visits as required
  • Provide oversight of the bidding, negotiating, scoping, and management of contracted services for all properties
  • Provide guidance on resolving maintenance issues, developing preventative maintenance plans, and directing property improvements
  • Ensure property and tenant compliance
  • Monitor energy consumption to conserve energy at each property
  • Respond 24 hours, 7 days per week to any tenant issue or property emergency
  • Lead, mentor, and develop Property Managers, Facility Managers, and administrative personnel within the sub-region – setting performance goals, conducting reviews, and supporting onboarding and ongoing professional development
  • Conduct performance reviews, talent development rankings, and onboarding (including completion of required training and 30-60-90 day plans) for direct reports
  • Identify initiatives and implement action plans that can benefit the sub-region or region as a whole
  • Capital project management and construction oversight, including multi-year capital and deferred-maintenance planning, prioritizing projects by ROI and risk, managing vendor selection, and tracking committed versus available spend through enterprise systems
  • Budgeting, controlling property expenditures, preparing monthly variance reports, and accounting as necessary
  • Anticipate and address potential tenant problems
  • Partner cross-functionally with Leasing, Legal, Human Resources, Redevelopment, and Cash & Collections on matters such as signage, easements, insurance, construction, court proceedings, and other shared initiatives
  • Community involvement and municipal representation for the landlord

Qualifications:

  • An undergraduate degree in Business Administration, Finance, Accounting or related field
  • A minimum of 7 years of broad based property management experience including time in the commercial/community shopping center industry
  • CSM or CPM preferred
  • Skilled in verbal & written communication, negotiation, customer service, prioritization and time management
  • Understand contracts/leases and shopping center financials
  • Experience in facility and project management and ancillary leasing sales or aptitude and desire to perform
  • Exhibit initiative, strong work ethic, and ability to work independently in a fast paced environment
  • Team player and works well and professionally with internal and external contacts
  • Proficiency with Microsoft Office software
  • Willing and able to travel

The base salary range for this position has been established as $130,000-$150,000 PLUS participation in our annual cash bonus plan. This salary range represents the Company’s good faith and reasonable estimate of the range of possible compensation at the time of posting.
