We are currently seeking an Associate District Property Manager to support our growing operations and assist in managing our manufactured housing communities.

This position offers a flexible schedule with a 4-day in-office workweek and a half-day Friday remote schedule, providing flexibility while maintaining strong collaboration and support within our teams.

Cook Properties is New York State's largest owner and operator of manufactured housing communities, proudly managing 100+ communities with more than 7,000 home sites. Our diverse portfolio also includes 200,000+ square feet of commercial, retail, and office space, along with 2,000 self-storage units.

The Associate District Property Manager plays an important role in supporting daily community operations, providing exceptional customer service to residents, maintaining accurate records, assisting with leasing activities, and partnering with District Property Managers to ensure our communities remain successful.

Responsibilities

As an Associate District Property Manager, you will:

  • Serve as a primary point of contact for residents by answering phone calls, responding to inquiries, and returning voicemails in a timely manner.
  • Provide excellent customer service while addressing resident concerns and requests.
  • Enter, track, and coordinate service requests while working closely with the Service Coordinator and maintenance teams.
  • Maintain accurate documentation of resident communications, service requests, and account information within company systems.
  • Upload, organize, and maintain important documents and records.
  • Prepare and distribute community-wide communications and resident notices as needed.
  • Assist with new resident account setup and ensure all required documentation is completed accurately.
  • Manage the in-park home sales process, including applications, approvals, and lease execution.
  • Process and review water meter readings to ensure accuracy prior to billing.
  • Generate and distribute monthly rent and water statements.
  • Conduct lease audits to ensure accurate charges, proper billing setup, and timely lease documentation.
  • Monitor lease expirations and assist with maintaining accurate community schedules.
  • Assist with lease enforcement, including tracking and addressing lease violations.
  • Support collection efforts and assist with managing resident delinquencies.
  • Partner with District Property Managers on community initiatives, projects, and operational needs.
  • Perform other related duties as assigned.

Qualifications

We are looking for someone who has:

  • High school diploma or equivalent required.
  • 1-2 years of experience in property management, real estate, customer service, or a related field preferred.
  • Strong organizational skills with the ability to prioritize and manage multiple tasks.
  • Excellent verbal and written communication skills.
  • Strong attention to detail and the ability to maintain accurate records.
  • Ability to work independently while also collaborating effectively with a team.
  • Proficiency with Microsoft Office Suite.
  • Experience with property management software, specifically Rent Manager, is preferred.
