A property controller oversees the accounting department for a real estate company to ensure financial data is reported accurately and in compliance with all government regulations. As a property controller, you review accounting data on a regular basis and produce reports to upper management on the current financial status of assets and investments. These reports are used to develop ways to make the company more productive and profitable. To become a property controller, you need to be a Certified Public Accountant (CPA) and have several years of experience in property accounting and management.

To excel as a Property Controller, you need strong accounting expertise, financial analysis skills, and a solid understanding of property management principles, usually supported by a degree in accounting or finance and several years of relevant experience. Proficiency in property management software (like Yardi or MRI), advanced Excel skills, and familiarity with GAAP and industry-specific reporting tools are typically required. Attention to detail, strong organizational abilities, and effective communication are crucial soft skills for managing financial records and collaborating with property managers or owners. You'll also coordinate with accounting and finance departments to prepare statements, support audits, and streamline accounting processes. Strong communication and teamwork skills are essential, as your insights directly impact operational decisions and property profitability.

Job Description
CONTROLLERS - ready to walk into a role where your experience is truly needed?
We're searching for an onsite Controller in Charlottesville, VA to help strengthen, stabilize, and elevate the accounting function for a mission-driven, multi-site organization.
This is NOT a "sit back and review the numbers" role. We need a strong accountant + hands-on leader who can step in, take ownership, and make an impact.
What you'll own:
  • Lead and develop the accounting team
  • Financial reporting, close, cash flow & budgeting
  • Controls, audits & accounting infrastructure
  • Multi-entity / multi-site accounting
  • Process and systems improvements
  • Bring structure, accountability & consistency

What we're looking for:
  • Proven accounting + leadership experience
  • Strong technical fundamentals - CPA not required
  • Hands-on, proactive, and comfortable in the details
  • Multi-site / multi-entity experience is a BIG plus
  • Yardi experience? Even better!
  • Willing to be onsite in Charlottesville

Experience with hospitality, real estate, property management, public accounting, or other complex operational environments can translate well for this role.
If you're a strong accountant who likes fixing things, building better processes, developing people, and seeing the impact of your work - this one is worth a conversation.
If you are interested in this or future opportunities in your area, please send us a Word-formatted resume, and we will contact you when opportunities arise that match your geography and experience. All inquiries are kept confidential, and we will not share your information without your prior approval.
All qualified applicants will receive consideration for employment without regard to the individual's race, color, sex, national origin, religion, age, disability, genetic information, status as a military veteran or any other characteristic protected by applicable law.
