Oahu Air Conditioning Service, Inc, is the largest Air Conditioning service provider in the state with branches on Oahu, Maui, Kauai, and Hawaii Island (Hilo & Kona). ย Established in 1945, we are still owned and operated by the family who founded the company.

Job Description

Note: The company does not have distinct estimators and project managers. The estimator for a project is assigned as the project manager or coordinator for those projects he/she successfully bids on and we are awarded the contract. Therefore the title for this position is Estimator/Project Manager/Coordinator.

Estimating Duties:

Know and understand Trade Standards and practices.

Must be able to read and understand specifications, architectural and mechanical plans.

Prepare accurate quantity take-offs from plans.

Know building codes and standards

Understand bid process including labor costs and material costing.

Understand and develop/review labor units used for estimating.

Work with and communicate with customers for questions and requests for clarifications.

Meet with customer in the negotiation process.

Be able to determine and recommend short and long term solutions for customer's equipment.

Prepare final bid quotation format for presentation to customer.

Must be able to work on multiple estimates and to meet the bid deadlines.

Project Management / Coordination Duties:

Attend meetings and communicate with customers for all service related matters, schedules, work related problems, etc.

Communicate with various internal departments involved on project. Route all project correspondences and information to internal personnel involved.

Vigorously defend all company interests on the project.

Review equipment and material submittals for correctness to plans and specifications.

Identify, analyze and resolve problems, and request for clarification if there are any issues with our customers.

Document, organize and track all correspondence, cost and scheduling.

Work with vendors and subcontractors to obtain best value purchases for project.

Purchase all major equipment and specialties for project.

Schedule equipment and material deliveries for project.

Prepare all subcontract agreements for sub tier subcontractors if necessary.

Prepare change order estimates and track change orders after submission.

Review job costing reports

Identify problems on projects before cost over-runs if possible.

Communicate problems on job to management.

Be an effective problem solver.

Provide Reports to management regarding project status.

Responsible for preparation and submittal of closing documents.

Assist accounting department in collection problems.

Review and prepare O&M manuals.

Prepare and submit job closing documents


Qualifications

REQUIREMENTS

Degree in Mechanical Engineering desirable but not necessary - minimum 5 years of experience in HVAC trade desirable if no degree
