MKR Project Manager
JOB OVERVIEW:
Responsible for overseeing the capital and non-cap projects for MKR-specifically focused on those projects involving third party contractors. Works closely with the Hotel Managers, company consultants, contractors, county and state governments as necessary to expedite projects to a successful completion.
ESSENTIAL JOB FUNCTIONS:
  1. Has direct oversight of company's development, capital and non-cap projects involving third party contractors.
  2. Ensure projects are in compliance with prevailing rules and regulations.
  3. Work closely with company consultants, such as attorneys, architects, engineers, contractors, etc. to ensure projects meet design standards, budgetary constraints and completion deadlines.
  4. Develop a good working relationship with state and county officials in such departments as permitting, planning, housing, etc.
  5. May work with other sister company personnel for such things as potable water delivery and waste management.
  6. Maintain good relationships with homeowners and homeowner associations.
  7. Maintain comprehensive files of projects.
  8. Oversee maintenance, care, and compliance of company's land and building assets.
  9. Participate in preparing operating and developmental budgets by providing necessary data to accounting by predetermined deadlines.
  10. Knowledge of state and local laws and regulations governing the construction process from permitting through Certificate of Occupancy.
  11. Make regular reports to the Hotel Managers updating the status of projects and construction.
  12. Build and manage performance schedule in accordance with project critical path.
  13. Participate/lead in scheduled OAC meetings.
  14. Responsible for vetting and qualifying subcontractors/vendors.
  15. Prepare and manage submittal packages, control samples and bulletins.
  16. Prepare and manage RFI logs, drawing revisions and general documentation control.
  17. Perform other related duties as assigned or required.

SECONDARY JOB FUNCTIONS:
1. Run errands as needed.
2. May vehicles operate to transport staff, equipment and materials.
3. Covering Chief Engineer responsibilities at MKR hotel in absence of said manager.
4. Review opportunities for utility and sustainability improvements throughout the Resort.
Working Conditions:
    • Work in office or in the field.
    • May be required to oversee construction/renovation site and will be exposed to the elements, hazards, dusty, and physically challenging working environment.

Work Hours:
    • Able to work schedule determined by the Hotel Managers, inclusive of covering days off Hotel Chief Engineers.
    • Able to work long and irregular hours.
    • Able to work more than 50 hours a week.

Equipment Use:
    • Proficient in the use of a computer and the company's Word, Excel and other required software (CAD).
    • Ability to use various office equipment including but not limited to calculators, photocopiers, telephone, radio.
    • GXP and Transcendent software experience preferred

Mental and Physical Demands:
    • Ability to prioritize and organize workload to ensure deadlines are met.
    • Able to manage stressful and challenging situations.
    • Able to sit at a desk to do administrative duties.
    • Must be able to stand, walk, climb, and crawl.
    • Must be able to walk on undeveloped and uneven sites.
    • Must be able to lift and carry 25 pounds.

Communication Demands:
    • Must have the ability to communicate well verbally and in writing with employees, fellow managers, guests/clients, vendors, contractors and ownership.

Minimum Qualification Requirements:
    • Bachelors in related field.
    • 10 years related work experience with at least 5 years overseeing large projects.
    • Able to read and comprehend blueprints, site plans, and topographical drawings.
    • Familiar with construction/development standards and practices.
    • Proficient in performing simple arithmetic, algebra, and geometry calculations.
    • Proficient with Windows based operating systems and utilizing Microsoft Excel, Word, and Email Software.
